[email protected]I am not to up on QLD contracts but, if you are buying a house and land package with no building contract then you should agree with the builder a deposit, have that deposit held in an interest bearing account held by your solicitor, at settlement this is released and the interest split. Put a sunset clause in the contract, with a performance penalty clause for everyday the builder is over that period.
If the builder does not except this then you are on your own….Chris

[email protected]I have used this type of laundry in all my renovations, I have built a unit in the kichen and or the hallway or garage, which is a large cupboard which has a skinny mini laundry tub with a small two shelf box above. A top load washing machine with a front vented front load driyer above. All you need to remember is you need some sort of floor waste.

[email protected]Thanks for your note Brian, my sons and I stripped out all of the units, then used contractors to complete the works, we kept the site clean and undertook minor works. I funded the purchase from my own equity status with my bank; the renovation was done with my LC.
At the time that I entered into a conditional contract all units had week to week leases, over the period of acquiring the D/A and C/C most tenants moved out.
I had one tenant being a pain but we started the Reno around him and he moved out after about two weeks, we had arranged to relocate him to another property off site, cost me one month’s rental for him.
In general I have managed to get vacant position but I would always look at any deal on its own merits.Chris
[email protected]Matt I see that you are in real-estate, do not be fooled by this.
In a property settlement the property will be valued by both sides if it has anything to do with the couple in question and the value will be how the funds are split.
With a valuation of 300k and a sale of 200k then one would expect that this person will need to provide most of those funds direct to the partner, must be something involved here that you have not found out. It does not happen!!!
If this was genuine then it would be very easy for you to purchase this based on Valuation and no claw back by either party.

[email protected]The problem with one bed Units in metro NSW is comparable size to value, a lot of lenders may not lend the amount % you may require, and again these type of apartments are in a mix of others, but still have a high portion of outgoings.
If this is going to be an investment property for you, check out what is available, if you find something, then check out the local agents for rentals that maybe available in that block, that is your competition.
Then for the same amount $ value that you have found, remembering that your lender may not lend anywhere near what you need, go look out west there is nothing wrong with the outer suburbs, you may get a better return and a better lend.

[email protected]First you should contact your local council and check out the conditions they require for fire prevention and sound, also you need to check on parking.
These are very important; not knowing the age of the block you may fall short on the most important FIRE!!! The rest is quite easy just procedural thing.

I have, been around a while and worked through a number of high’s and low’s.
Over the years I have put a number of sites together, from Duplex to Medium Density to all types of subdivision being Strata or Torens.
I have 3 sons all L.R.E.A aged 21,25 and 27 none working in Real Estate, all my sons have IPs my 25 year old will have his builders licence next year 2007 so I will lead them through the construction process.
My land subdivision in Tassie is underway I am in the process of getting a 20mt wide road reserve registered on title with a part 5 agreement with the council that they take over the finished road as a public road, this will then allow me to try for a change of zoning to allow for a reduction in lot sizes.
