    Hi,

I am not an experienced investor have just brought our first IP, my advise would be to buy as many as you can while you are living up there i assume you would not earn the same amount of money working in a city school. My brother inlaw and his wife were teaching on Thursday Island, they brought one house and rented it out they are kicking themselves now for not setting themselves up more.

    Hi,

I am in queensland not sure of other states, if your contract is subject to building and pest and anything is wrong you can negotiate within your said amount of days what the seller will fix and won't fix, after your said  B & P time is up usually 7/14/21 days and you haven't had your solicitor raise any issues, it becomes unconditional for building and pest. you can ask for things to be fixed.

ING- not for any particular reason other than when we were first home buyers they offered the best deal and they are also looking after us with our first IP where we go next i am not sure. We also have used a broker both times and for a car loan he comes to our home talks in simply english answers the same questions that i put to him over and over until i understand them.I wouldn't hesitate to move banks if there offer was better but i will always stick with my broker.

I am in queensland and work in real estate and trust me the agent works until all hours to have that contract signed by all parties. until that contract is signed you have nothing someone else can put an offer in and you would have to compete for it, chase him up and hound him till it's done don't sit back if you think you will kick your self later about it. An agent always works for the seller.

    hey Jase,

Thanks for that i just got a quote for my whole house and it came it at 5,000 and then 1,500 for two coats of paint. i was told that if you just tint the render it fades quickly??? have you heard that??? or are you just going to leave it the grey colour?

i can't believe how much of a difference that one coat of render makes it will look fantastic when it's done any chance you could give me an average cost for it including painting?
