Knowing what we know about the greenhouse effect, global warming and the works, and that Australia has one of the worlds highest carbon emission rates…
Would you help stop that by swapping electricity providers, from fossil fuel methods to 100% renewable energy methods (such as wind farms and low impact hydro)?

I’ve also just spoken to rates dept in local council.
Was advised that if I write a note to the owner I can send it in to the council they will forward it to the owner (after reading it first to ensure contents are not inapropriate).
Then it is up to the owner (or person who opens owners mail) to decide if they wish to respond back to me.

its a tiny bit of dirt worth around $50K.
Its an exercise in seeing how cheaply I can get it given the vendor is out of town. Buying is a lot of fun in this market.

consider booking trades people in advance of vacancy to do the work just as one tenant moves out.

Sadly I can’t – firstly it’s a template which the website provides but also once we got the deal signed up I deleted it and can’t retrieve it. The ad I ran in the paper (where we got the most enquiries) read something like,
“Rent-to-own, 4 bdrm home South City, perm mat, family sized section. $240 pw. Ph….”

AnneThank you for the nice reply. Us kiwis kind of have this thing where you don’t go round telling everyone how much money you have. So it’s a bit of a novelty to be able to share!
The property had been tenanted to some pretty dodgy people, by the sounds of things, and the vendor (an out of town person), just wanted rid of it. The tenants had refused to let the agent through with any buyers, so we were the lucky ones to view it the day they moved out. I guess the most important thing I’d done was a “QV E-valuer” report (www.qvonline.co.nz) which gave me an indication of market value, and I offered about ten thousand less than that. Offer was unconditional. After some offering and counter-offering we agreed on $120k. (QV report said $128-138). Valuer’s report put it at $135k.

AnneYes, thanks guys, it has. We have a lease option on it with a lovely young lady who is currently paying $200pw rent (the av. for the area is $180) plus $40pw towards purchase price. We ended up having 3 genuine applicants who passed credit checks.
In the finish, the reply came from placing a small classified ad in the local paper!

I might also add that a new indoor cycling stadium is being built. This stadium is identical to the Olympic stadium in Beijing. It’s the only one of its kind in NZ (and possibly Australasia, although someone might correct me on this!)

We have recently purchased 2 rental properties in Invercargill. One is in Janet Street, South City. We rented this out to a lovely single mum for $200pw. The other is in Drury Lane, opp the railway line. The new tenants are moving in this week, paying $220pw.
So even though there are vacant properties there at the moment, most of them are the “old dumps”. I have long held the opinion that if you keep your rentals looking nice and repair things instantly, you’ll always find a tenant.Cheers for now

Seeing as I did reply after the race, ‘WOULD’ seemed appropriate instead of ‘DID’ eventhough there was no ‘$1M’.
And your right but if you have a look, MakAYBE Diva seemed appropriate as it ‘WOULD’ of been speculative in nature.
You might know your way around in the investment world and you may post many replies, some worthwhile reading, but most of the time I’d say your on an ego trip. Get of your high horse mate and get over analysing every little detail that people post especially something as trivial as my post that needs no analysing. Makybe Diva ‘DID’ win, but no I ‘WASN’T’ the ‘1M’ mystery punter.
