    Hi Arty, no I never cut Jack or Harry’s nails. you could try putting something rough down on the floor for them to run and play on. Their moving around will blunt the little tackers nails for you without undue stress and the blunting of nails on you!!! I put some rough bricks in the boys’ house so that when they climbed, they climbed up the pavers and that seemed to help. See how you go….[:)]

    I saw them, and I think like most groups, some of them will get rich and others would have wasted their money [8D] The only difference they have is its exclusively women….which means theres no male slaves….and thats NO FUN!! LOL

    I’ve never bought a new car. Until recently the newest car I had ever had was 10 years old. I have owned one car that was 5 years old, but I bought it at a steal price, and sold it for a profit 6 months later.

    I have been able to break even on most cars, or sell them for more than they cost me to buy – 26 cars over 10 years. Cars got me my first IP deposit!!!

    three weeks ago I lashed out and bought a 10 yr old Eunos sports car – $10K purchase and a loan, that I will be burying in my home loan – at some point a treat is OK, just don’t go overboard or get tied up in finance without investigating all the options[8D]

    PS I love my red shiny car[:D][}:)][:D]

    Hi there,

    there is a brokers website: mortgagemakers.com.au.
    they offer 100% finance through some of the major lenders – and can hunt around for you to save you the time. I haven’t used there services so cannot comment on quality or such.

    Lyrical, saving vs paying the LMI will depend on how fast you can save, how quickly prices are rising, can your savings keep up with the price rises so that your 20% deposit is still 20% in 12 months or whenever you need it by?

    I chose to use LMI for one of my recent purchases, property prices were rising dramatically. In retrospect, the prices rose by about 30K in the time it would have taken me to save 10K to make up my 20% deposit. Saving would not have helped me at all. I chose to look on the LMI as a cost of doing business, factored it in and have happily taken the capital gain less the 2000 approx LMI cost! Cheers Lisa R

    Absolutely possible.

    If interest rates continue to rise and your interest repayments go up, they will eat into your positive cash flow. Eat enough of it and it won’t be positive anymore. Your ‘profit in the hand’ will become an ‘out of pocket expense'[:)]

    I am planning for the future. Build in a buffer. Decide where you think interest rates may end up – eg 8%, 10% whatever, and do your prepurchase sums using the higher figures you predict for the future. This will tell you where you may be at if rates do indeed go higher and higher.[:)]

    Hi C2,

    Easy one.

    A is a soft touch and B is a user.

    B has cost A $300. Profit could have been made, but the car has been on sold. B owes A a minimum of $300 before profit. (1400-100-800-200). Suggest B agree to pay half the profit also, of a further $300. The user should be the loser.

    Formula: A > B, B = negative value, C2 must therefore remain neutral.

    Who are we kidding Richmond ? Or are you telling us that in the company you are employed by things work differently from the rest of the world ?

    Yes, yes, yes, I agree one won’t find some government or big company controller giving specific orders to the media how to deal with a particular situation or controlling for that matter whether or not to run a particular story.

    That isn’t how it is done. It is a bit more subtle than that. The editor has absolute editorial control (if that is what you want to believe).

    However the editor is very much aware of what management’s outlook is on a particular subject and, unless he doesn’t value his job, one would expect him to fall into line with management’s
    wishes as a matter of course.

    It is also not so unbelievable that the editor was handpicked not just based on his skills but also because of his political and pragmatic outlook.

    Nor is it hard to imagine that the headhoncho may receive a phonecall from a company suggesting not to run the story or else …………. (our advertising will be moved elsewhere).

    Anyone who doubts the above still believes in fairy stories.

    As an absurd example let us say that a media magnate’s son goes on a rampage or is a homosexual or is involved in whatever else may be newsworthy. Are you saying Richmond that your organisation under those circumstances wouldn’t kill any such story if it was the son of the proprietor of your company ?

    Or, for that matter, do you think that as a matter of course a scandal about a company which is a large advertising client would get prominent exposure or do you think it would either be overlooked or be hidden in some obscure corner of the paper ?

    I will give two specific examples of pragmatism taking precedence over desire to publish newsworthy items, one in an overseas country and one in Australia.

    In a European country where I lived for many years the partner of the monarch was very busy having sexual relationships outside the marriage even being photographed in compromising situations in a nightclub.

    There were plenty of stories with photo’s in the magazines of neighbouring countries. Yet I cannot recall one such newsworthy story appearing in that country’s media.

    Some years ago there was a prime minister who was involved in a scandal and a friend of mine who wasn’t very happy about the government’s way of running the country phoned around Canberra speaking to journalists about that story. Amazingly the people he spoke to already knew about it.

    How many stories do you think appeared in the press or on TV ?

    Yes, you guessed right, none.

    I think we better stick to real estate posts guys.
    (though Richmond does deserves the right to reply of course [:D] )

    I don’t believe that you could possibly be older than Bill. And you say you are a Grandma? You must have had your first child by age 14 to be a Grandma at such a young age now. Am I close?

    When I was 16, Bill was 32. I was 7 years old when he was in Viet Nam.
