Cycles. That raises the question how to recognise approaching tops and bottoms sooner than most people.
In sharetrading I’ve got no problem doing so but when it comes to real estate, well that is something else again.
Yes, we can (and should), broadly speaking, take notice of trends in interest rate, employment figures, manufacturing production etc.
Sometimes all the signs are there telling us to not participate. Several years later the (real estate) market is still nicely toddling along.
I have also seen the real estate market turn into a frantic dash to buy a property just as I have seen the market disappear. Both of these events happening – literally – overnight !!
If, as was my experience, the market goes flat – overnight – it just isn’t possible to get out by dumping a property unless one wants to play Father X-mas.
In one instance that I refused to do. Six months later I sold for even less than Father X-mas prices !!!
What is the solution ?
(I think) I’ve got that under control but seeing this is a forum perhaps Wayne (or others) may like to embroider on that subject ?

The danger is that if something goes wrong the whole pack of cards may come tumbling down.
The obvious thing to do, once one has obtained a sizeable asset worth, is to start looking how one can still continue to expand yet at the same time play defense, defense, defense.
I know of one person who did that very kind of thing by placing some assets in his wife’s name.
She ran off taking the assets with her !!! [glum]

Who cares what Gaddafi’s motivation is for turning towards the West. The point is that there is now one less source of troublesomely stoking up the fire in the Middle East.

ValiantWagon, I suggest you have a look at the website and, if something clicks, look into it.
Otherwise just forget about it.The proof of the pudding is in the eating, not in
the discussion of it. A series of tests will soon show which foods one is allergic to and, provided one follows the guidelines, one soon enough will discover some of one’s health problems disappearing.My personal experience is that three major health issues (one of them a lifelong problem) have been solved by a simple avoidance of a couple of foods.
There is a very informative book about the subject available from this website (the title is ‘The Hypoglycemic Connection 11.’) which can explain it so much better than I can.
All I know is what changing my food intake has achieved for me.

Well, here’s my, albeit longwinded, reply :
One doesn’t (generally) consider health as an important issue until ……….. one starts to suffer from a serious ailment.
The moment one’s health is gone, boy oh boy, does one have problems and, for most people, it is only then that one starts to value one’s health instead of taking it for granted.
Knowledge of how to make money one can acquire at anyone time once one is motivated to do so.
The problem is that so many desire money without being prepared to pay the price necessary to get it (most not even being aware that there is a price to be paid as it isn’t a matter of being lucky so much as doing the common sense kind of things, step by step).
For us, in this country, the formula is simple. What with inflation and increase in population working in one’s favour it is only a matter of time + some action and one’s wealth plan will start to unfold.
However, if one abuses one’s body and ill health starts to appear everything becomes so much more difficult if not impossible.
Ill health saps one’s energy, affects one’s drive, causes money problems for many people and produces a deteriation in the quality of life.
So in reply to Sooshies question ‘What’s important for you’ I must say :
To get my health in a better shape so as to increase the quality of my life, to generate the energy needed to walk around and enjoy life (more).

If one takes a few steps back then there are a whole lot of things which are very clear as having been achieved.
Has Bush solved the terrorist problem ?
No of course not. Not yet anyway.
Yet, the achievements are quite big.
Firstly, he has chased away the Taliban who were protecting and supporting the Osama Bin laden mob.
Secondly, eventually there will be a democratic
government in Afghanistan, a moderate one like Turkey perhaps ?Thirdly, the changing of mind of Pakistan’s leader Musharef is of enormous help as terrorists hiding in the mountains would have been very hard to catch (if at all possible).
Fourthly, Musharef’ turning towards the West means a big step towards peace between India and Pakistan.
Fifthly, changing the government of Iraq to a democratic (and, again, hopefully a moderate government) also will go a long way towards
helping to create a more peaceful Middle East.Sixthly, the invasion of Iraq has helped change Libya’s Gadaffi’s mind.
He suddenly has seen the light and, again, he will likely discontinue to support terrorists and stir up trouble in the Middle East).
Seventhly, by rattling the sabres Iran (as is the case with Syria as well) too has been shaken up and is likely to (eventually) moderate their outlook the moment the USA has some sparetime to address that issue.
Now if all of the above doesn’t amount to a big achievement then my handle isn’t Pisces. [biggrin]
I just cannot understand that there are people who stubbornly continue to maintain that Bush hasn’t achieved anything.
The oil argument is completely useless in explaining Bush’s actions 100%.
Of course it is one of the reasons but there are many other factors which helped shape the action.

Actually, Wrappack, the task of an architect who carries out the job of supervising the building is to obtain quotes from builders, discuss these with you, select a builder (or trades people) and thence supervise the construction.
Selecting a builder isn’t merely looking for the one with the lowest price however.
That doesn’t mean that, when using an architect, the architect is constantly on the site.
He would however keep a close eye on the job being done and pull up any trades person who does a bodgy job.
The architect may charge you anything upwards of 7% on cost. So the $ 2K to $ 3K per square metre is obviously not correct.
I would go as far as to say that anyone who employs a project builder without having another builder (or architect) keeping an eye on what is being done is penny wise and pound foolish as the saying goes.
If one doesn’t have an architect actively involved in the supervision of the construction but merely have him carry out several inspections the cost will be a lot less.

Wrappack, we appear to differ about the time required to find the right site at the right price.
If it was as easy as you portray it, builders wouldn’t be buying any sites via a real estate agent.
I am very much looking for the same thing as you are looking for except that my criteria are so much more selective.
From the little you mentioned you are bound to run into enormous problems if your only criteria are a 700 sq, metres flat block with a 15 metres frontage (in a nice area).
Would I be far wrong in thinking that you haven’t actually done any such a project as yet ?

Also, delaying construction for a couple of years would add some $ 75 K to the cost of the land so I doubt that that is a very good suggestion (apart from the fact that servicing such a loan would put many people here under a lot of pressure).

shaunwalker, he was asking about an ABN in his personal name not for the company. with respect to your problem, i would contact the ATO and ask them to fast track the ABN application and issue you with a Safety Net Letter. This will allow the bank to release the funds to you early as the letters are usually sent out in a couple of days.
