    It will take work attending lots of auctions until you’ve found something.

    Would the property mentioned in https://www.propertyinvesting.com/forum/topic.asp?TOPIC_ID=8970 be suitable ?

    By all acounts it looks as if there is going to be a substantial increase in employment in the area.

    I know that vendor’s finance is available.

    To be fair and balanced I really believe that Nathan somehow got his details wrong.

    CGU couldn’t possibly have issued a policy unless Nathan had filled in some form to start off with. How else could they possibly know his bank account details ?

    I am all for insurance companies’ bashing but only for the right kind of reasons.

    Chan, the second best way to take things further is to make a formal complaint to the following :

    (a) The Insurance Commissioner

    and

    (b) Consumer Affairs

    And if you really want to have a bit of fun, the best way to take things further is to make a formal complaint to the Manager at CGU you spoke to before about all this.

    That is, I would write a letter and state on the bottom the words ‘C.C. The Board’

    ‘C.C.’ stands for ‘Carbon Copy’.

    Thence send a copy of the letter to each individual member of the Board of CGU.

    In the letter I would detail the facts and ask them whether they will respond to your concern before or after you have reported the matter to Today Tonight.

    I would think that the Manager in charge, whom you have dealt with before, will sure as hell act very quickly by supplying your brother with both a refund and an apology as I doubt he would want the Board to make a scapegoat out of him by firing him.

    Just be aware that walking away leaving 10% deposit behind doesn’t mean one cannot be sued for further damages.

    Who knows, perhaps the reason you didn’t apply is because you live in South Australia and may be afraight of flying. [wink]

    On the other hand you may well have been one of the applicants and now feels a little bit embarrassed about it all. Why would you otherwise
    go to the extent of making an effort to say : “No, I didn’t fall for it’ ?

    Because of Richmond’s journalistic integrity it may well remain a secret between you and Richmond forever.

    Who knows how many people may have been tempted to apply but for one reason or another decided not to. Chan for example may have felt too embarrassed to share a dinner table with Richmond after his (Chan’s) outburst. [laughing]

    Richmond, my values aren’t such that I want to be the richest man in the cemetery (nor is it lying next to the richest man).

    Besides, S.I.S., nice guy that he is, isn’t quite my type (we both have different real estate philosophies).

    Hi Russ,

    You don’t of course know me but I am not all doom and gloom. I am probably one of the most optimistic persons around.

    My ‘excuse’ is that I am so damn busy that I just don’t have enough time to attend to all the important matters.

    For example, I am interested in buying three properties, it has even been made very clear to me that the price is negotiable.

    I should have been there last Monday but haven’t been able to make it even though today is Friday.

    Perhaps it is because I know (i.e. am confident) that if they don’t come my way there is plenty of fish in the sea, so what ?

    However my procrastination does affect me in other areas of my life as well so somehow I need a complete character makeover.

    Your suggestion (‘Try looking at your goals from time to time and remind yourself to stay on track so you can achieve those goals.’) makes excellent sense though the same obstacle is at work again
    (how does one make oneself ‘do’ it.)

    Well guys, you have passed the test, too smart to fall for this 1st of April story.

    As far as Mr Lowy is concerned, he just isn’t lucky enough to be a family friend.

    I do walk past his car though once or twice a week in the carpark as we both belong to the same club. I have never met him face to face however as he secludes himself in a card room (so I believe).

    I am however disappointed [glum]
    that no-one thought it worthwhile to try to obtain my socalled secret real estate knowledge.

    I’ll just have to take them to my grave. A pity.

    All those bits of advice remind me of the story of the guy who consulted a psychiatrist because he had a problem in that, continually, he would be late for an appointment.

    After being late for the third time the pscychiatrist finished up sacking the client.

    The solution lies much deeper than the advice I have seen sofar !!

    Merely telling someone to ‘just do it’ isn’t going top get that person going.

    Hell I have been sharing an office with someone where we both were trading shares and futures.

    I was on a winning streak, about fourteen winning trades in a row and my friend just wasn’t able to pick up the phone to place an order because he was scared.

    This isn’t an uncommon trait by the way.
    He had a fear which was stronger than his desire to trade.

    I tried to beak the impasse by guaranteeing his next trade.

    It lost !!

    I don’t know how but eventually he did start to trade again.
