I like to use a truth bond myself, where someone may fabricate the truth for me until I decide to add 10% of truth to the fabricated.
I enjoy using other people’s truth to get to my desired truth and have been using my self derived truth formula in accordance with the truth bonds to fabricate many stories thusfar, and I plan to retire from telling any truth within the next 5 or 10 year.
Well that is my truth and my 10% keeps getting smaller as we speak, and if you’d like to know my method of truth fabrication please buy my book ‘Truth Fabrication From an Expert’ and I also suggest ‘Highway of Truth’, the rest you may reed at your own leisure but these two must be read immediately to accelerate your journey into successful truth fabrication.
When I’m not busy truth fabricating, I’m lie fabricating. This is a new concept I have been working on and must say has benfits in its own right. I will have more information on this topic in the near future and can’t wait to tell you all about it in my new and upcoming book ‘Lie Survivors’.

Yeah, I too would surely like to know… Unfortunately I don’t invest in Sydney (well not Bondi Beach).
You might like to head down to the RE agents and start asking questions. They’d be most qualified and equiped to provide you with renting property down by the water.
Oh, and I recommend a shack back from the beach a bit that wouldn’t cost as much to rent as one of them new and recently renovated townhouses or better yet appartments, you might still be able to find one fairly central to the beach and pubs.

It’s hard for new forums because you read some of the questions and you just feel like sending them to a previous post on this forum… lol… but it’s a step forward and might induce some provoking thought and new ideas not yet expressed or lost within the maze of topics on offer here.
It may also provide an opportunity for deal ‘advertising’ as such as was questioned if possible earlier on this board.

Hey all,
Thanks grossrealisation for emailing me and reminding me of the Sydney Discussion Group proceedings. I have been tied up with uni trying to get all end of year things completed before my yearly exams.
It is unfortunate the meeting is on the 16th of October as it is smack bang in the middle of my working week at the WXI vs AUS in the cricket (6 day test I believe).
I’ll keep my eye out on the next meeting, man I hate missin these meetings… but the venue is great and ideal for my situation if I weren’t occupied at the SCG that day.

Hi Alysha, I guess it depends on your interpretation of where Lancelin is.
To us, being several kms from the beach is not Lancelin.
For holidayers proximity to beach is pretty important.It seems like this is more of an opportunity for a relaxed lifestyle but as far as an investment property goes I dont know how you would go getting a tenant.
Its maybe more of a buy and hold the land situation.
Also check on the water supply situation, is there water or do you need tanks?
Also check on how lenders would view this, it is essentially rural and if you cant prove a rental income would be feasible it may be quite difficult.If you could afford to buy it for your own weekends it sounds great
JHi all, on the topic of fuel prices the one good thing that may come out of this is that we Australians learn to drive more economically.
In Europe, where they dream of $1.35 a litre, people turn their engines off whilst stopped for trains, at traffic lights (with warning lights to restart), at drive thru fast food, and they dont have drive thru bottle shops.
Why do people need to leave their big 4wd engine running whilst queing for Macca’s or KFC?The ignorance and arrogance in our driving style is shocking, and if the population needs higher fuel prices to realise it then so be it. We need to accept that this is a limited resource, and use it accordingly.
If people need a big vehicle for work or recreation then there are ways to moderate their habits and improve economy. How often do you see people speeding between traffic lights, from one red light to the next?Just out of interest, a friend in Berlin with a new diesel mercedes got sick of paying $2.50 a litre so started buying vegetable oil @$1 a litre to fill his tank. He filled every fourth tank with ‘real’ diesel fuel and kept on going with the vege oil. No problems with the car (except people driving behind him said they had a craving for french fries).
The German govt introduced an eco tax on fuel several years ago, which saw fuel rise to approx $2.50 litre almost overnight.This is in a highly car oriented society. We have nothing to complain about.So maybe next time you stop for a train imagine that there is a sign there saying
“please turn off your engine”,
we can even help the environment as well as our wallets.J [sunny]
We know Lancelin very well!
It is a hot windsurfing spot, and the fav with Euros over the European winter (I married one).
Have been looking at investing there for a number of years but the figures just never stack up. It comes down to the rental returns which are spasmodic and reliant upon holidayers/ winsurfers.It used to be cheaper than the southwest, but last 2-3 years has blown-outThere is no real industry base to support rentals other than Crayfishing season.
There is no new land in Lancelin and the GinGin shire have been saying more is two years away for the past four years – lots of complications with native title and coastal development for a start.The road connecting Lancelin and Cervantes has been talked about for years, as has the sewer through the town up to hotel. There were some townhouses planned for development there about 4 years ago, but were canned when sewer and road put on hold.
Also, the type of house that exist there are classic fibro beach shacks that require lots of maintenance
The difference between Lancelin and the towns further north i.e. Cervantes, Jurien is the release of new land and more development friendly. Lancelin could be great but parochialism blocks a lot of possibilities.
The Seaview lots at Lancelin are a long way from beach and ocean views are distant.I would go with Jurien or Ledge point – unless you’re a windsurfer! [sunny]

The price incl. stamp duty was 144,500 + conveyancing 1000.Have held the original house for 12 mths. Should impact tax. Has been a rental for this time
New dwelling will require final fitout – as an interior designer I can keep this to $4000 floors, $3000 paint, $1200 window treatments + $1500 mimimal garden (small lot + fantastic garden guy).

Hiya, true red and black Crusader here. We have property in Christchurch even though we no longer live there and I’m of the opinion that the growth there will continue at a pleasant 9-10%. However I’d be hard pressed to find a positive cashflow property right now without injecting a sizeable deposit.
My picks for the areas to buy in: Sydenham (undervalued – close to town and some neat old houses)
Burnside – you’ll always be able to rent due to being in the Burnside High zone
Beckenham – not quite the hills but close enough to command good prices
Dallington/Shirley/Burwood – good middle of the road suburbs with some very nice streets, seen as safe areas and good for families. Having said that, avoid any part of Shirley with State housing.Hope this is kind of helpful
