    hhhhmmmmm .. interesting .. very interesting .. eloquence and in-depth thought at it’s finest already.

    I see Crashy’s and Mini’s responses are diametrically (sic) opposed. This further enhanses my initial perceptions to the usage of emoticons.

    No apologies guys, I just need some time out from other issues. This could be fun for a change.

    Bear, yes I was a Gyneacologist .. but I’m sure you know what type of day they always expect to have.

    Looks like we have a potential Super 7 for a meet.

    K&P, I like your choice of suburb, even though it’s a Southside one! (One-eyed Northsider here)

    Carlo, my last home was in Florey, backed onto Francis Xavier’s High School, Barnard Cct. Great facilities, shops, Medical Centre and close to THE MALL as you know. I don’t dare calculate what it’s worth today.

    These are fantastic .. thanks for starting the topic Sooshie. Just have to work out how to positively gear children now!

    Your point was about the honesty of kids, so here’s another one.

    Kids up to 3 years old fly for free on domestic flights, if nursed. No proof of age is required. So, Lyn decides to save a few bucks. She applies a little blush to one cheek of young Brad’s cheeks, to simulate teething problems.

    Checkin Agent: “And how old is your son”?
    Lyn: “He’s almost 3”
    Indignant Brad:”No I’m not, I’m 4″

    Stay positive and work out a plan. Work out your plan of attack and keep moving forward. Remember there are many of us in the same boat but by thinking outside the square you will get there. By being in these forums is a great start and there are some very inspirational people.

    I am gathering as much information as I can to learn about investing (in property in particular) in the future. My current situation does not lend itself to being able to invest in any short term now, but I have to start educating myself.

    When we move, my mother and father-in-law are moving around the same time and so are selling their home. They will provide us with a deposit so we may start paying off a mortgage instead of rent as we currently have been doing.
    I figure that once my wife is back at work and we are paying off our own home, it would be the appropriate time to start saving money for IP’s. Since we have managed to get used to living off one wage, once my wife is back at work (even part time at first) we should be able to save her wage for investing.
    I have been adding extra to my Super, but I think if I get a lot of IP’s it will be a better way of having money when I retire.
    I will have to endeavour to get my personal loan paid off as quickly as possible as well, in order to save paying so much money. (And get CCs paid in full too!).

    I spoke to a mortgage broker today who advised as Steve does that most banks will loan up to 80% comfortably but once it is over this amount it gets tricky. you would possibly need to look at getting a personal loan until your improvements can be capitalised on your property . But you would be better speaking to a mortgage broker who could steer you in the right direction. I think there are some good ones who can be very helpful. hopefully this helps

    Hi Nathan,

    don’t know anything about them personally, but there is a brokerage site “nodepositloans.com.au” offering to broker 100% finance for lenders – and they say its through some of the major lenders. This may kick you on past the ‘no deposit willing guarantor’ problem. I know I would rather go without the guarantor and stand on my own!!

    sooshie…..a maccas party is $6.95 per kid….and maccas supply an ice cream cake and a hostess. She will play games and serve food and lead the Happy Bday song. The Bday boy or girl gets a present (dont expect much tho LOL) and all the kids get a maccas party bag to take home, full of..well..stuff…but not lollies. You also get ONE photo (dont ask for 2 they hate that LOL)

    I have organized soo many parties at maccas I know the drill…..and the best thing is NO CLEANING UP!!![;)]

    I have just come back from a place that makes bird cages…they are going to make me a cage specially for the rats we get…..coz I told them exactly what I want. I have looked long and hard at the cages they sell….and have found them way too small. Looks like our rats could end up with better housing than us!! LOLOL

    Hi there,
    I have two properties in Brisbane
    One agent I negotiated to 6.5% GST inclusive+4.40petties.
    The second property is rented to a housing group – $210/wk rent (market value) – a fairly tight contract to maintain the property and return to original condition upon exiting. The housing group manage it for the subtenants – no fees to me – has been with this group for four years, and no problems what so ever – and I get all of the rent!!!
