AS for other forums…..I have used a few. There will always be arguments coz people cant agree on everything. One forum Ive used for over 5 years is still going strong..and we have all had our tiffs…but essentially you get over them. You just have to realize that not everyone likes vanilla ice cream LOL

Ouch! Terry I just read the product info sheet. They want a total of about 7.4% of the loan spread over the first 5 years as an establishment fee. $37,000 establishment fee for a $500k loan. It seems that any tax advantage would be negated by this fee, or do I have it wrong?

why not draw to 100% value of your i.p., pay off your ppor and then the whole lot is deductable, without the worry if the f#*^?#@ a.t.o agrees or not.
I think you’re missing the whole point of a split loan, Investron. The purpose is to borrow for the bulk of both your PPoR and an IP at the same time, but fudging it so that you get a bigger tax deduction compared to two separate loans.
With a normal split loan you end up effectively shifting the loan from both the ppor and IP to just the IP, but with the Tonto loan you just pay more interest on the IP loan from the start. The effect would be similar in the long run, but probably more effective in the short term.

Just to add my two cents worth, I am reasonably disappointed with the FHOG. Back many years ago, I purchased an investment property, paid all the appropriate taxes etc etc, and rented it out.
When it came to buying my first home two years ago, I wasn’t entitled to the FHOG, as I had already owned a house.
Where is the fairness in that? It’s never been a true FHOG. Its been a first house/bit of property grant.
If I had invested in shares instead, I could have gotten the FHOG for my home.
And the govt still got all the extra stamp duty for the investment property as well.

As for the animals…..when we adopted my mums blue heeler….her name was maree…..but now she answers to marsbar LOL Shes 10….and shes taken to a housefull of kids and cats really well…except when the kids go out the back to play…..she painstakingly collects ALL of her chew toys and hides them in HER kennel. Then she guards them so the kids wont play with them LOL Its cute to watch….and look I went off topic again *slaps self*
