You sound like my hubby, he only needs around 4 hours.
I haven’t got my kids at the moment so I’m making the most of it as I can sleep in, in the mornings. The kids are back on friday so it’s back to the 6 am starts and I’m really not a morning person

Went to one of their seminars the other week to check them out. It was pretty much the same old marketing spiel.

My Husband is a Fully Licensed Real Estate Agent in Qld and works as a buyers agent on the Gold Coast. He has been in the Real Estate Industry here for 20 years and knows the market better then anyone. He is also a Licensed Builder and has also put together major development sites.

I think she has done alright there.
I’ve worked out what building you are talking about and it is in a pretty good spot.
The thing about QLD is the stamp duty is a bit cheaper then most of the other states.

Don’t know the building but it’s in a pretty good spot.
How much did your friend pay for it and what rent is expected to pay?

As this will be you first property if you purchase a place to live in you will be entitled to First Homes Owners Grant of $7,000-.
If you are a first home buyer in Qld and the property is to be owner occupied you will not have to pay stamp duty.
For a $147,000- property investment in QLd you stamp duty would be around $3,900.

For you not to have to pay LMI the lender will lend on 80% of valuation.
I have noticed in the last couple of months that vals have been coming in quite short. So don’t be surprised if it comes in a bit less than what you think.

If it was me, I’d be paying a registered valuer and have a proper valuation done on the property. This would then give you a ballpark to go on instead of relying on appraisals from RE agents. You can then make your decision from there whether you keep it or sell.

Typical.
I know heaps of people that worked for a property marketer and it was the same old story. You leave you don’t get paid. My Hubby is owed $110k by these people, but I don’t think we’ll ever see it.
Anyway, how’s business going? We are a bit quiet in the residential but development finance is booming.

I couldn’t believe it a few years ago, when I decided to go back in workforce after having kids, I went for an interview with Aussie through an employment agency and couldn’t believe the crap they put you through and then they make you pay to work for them. What cheek.
