    Yep speed is definaitely great.

    Is there any chance that 'Active Topics' could be arranged by topic? I think it was before…

    Just helped to break it all up a bit so you could look in sections you chose to, instead of having to scroll all trhough.

    I think wealth comes in the form of passive income.

    A monthly cashflow that replaces a salary and means that if you did not get out of bed tomorrow morning it would not matter, your wealth would not be affected.

    For me I am not too concerned about asset base, it will grow as a by-product but to have a guaranteed passive income (of the level you desire), now that is real wealth!

    Have confirmed with 2 brokers that the maximum LTV (Equivalent of LVR in UK) you could achieve is 75%.

    So you are a little more limited than the standard 85% an investor might expect but it can be done!

    Great post for clarification on a few points.

    Terry, could have fooled me about being a tax expert. I was an accountant and agree with all your comments.

    Can I hijack for a moment and ask for clarification about:
    “Let’s say I borrow $200,000 to buy an IP. The IP costs $160,000 (whoa, a 125% loan? Nope, just a bit of equity withdrawal and 80% LVR financing). “

    Can someone show me the numbers as to how this has worked please?
    Understand the concept, but the bank will actually lend you more than purchase price based on the equity you have to draw on, from another IP?

    I have done some research myself with good results:

    North of Adelaide, the new suburb being built is called Playford North. 300 hectares being developed at cost of more than a billion dollars. Will take areas population from 13K to 30K in next 15 years.

    That will obviously increase prices in local area but even more intersting I think is the rental demand. Vacancy rates hit low at end of last year of 0.5%, agents are seeing upward of 10 people applying for each available property and bidding wrs breaking out to secure the property (some leasing 6 weeks out)

    Developers in area offering rental guarantees to investors as they know they can easily fill the properties.

    And with the new business, developments and new jobs being created the more potential tenants etc, to keep all our houses full and paying good money.

    Certainly some positives I think there for us investors.

    Hi All,

    I am in the UK and buying property here.

    London is similar to a Sydney or Melbourne in that with most capital cities cashflow positive properties are harder to find. And by same token property is expensive.

    But outside of London I do not thinnk property is expensive and positive cashflow opportunities do exist, so you can apply the same principles as you would do in Australia.

    Interest rates are a little more friendlier though! (for now)

    And the best thing of all is that you can do deals with ‘no money down’ if you find and structure the right deal, and that is when it gets really interesting!!

    Tried to find a little more about London Central Portfolio but without much luck I am afraid.

    The one area I see as huge growth and potential and that some people are making a lot of money from is the internet!

    We are in the information age!

    This is a real gold mine.

    Strategies can vary from interent marketing, to adervtising, to controlling traffic and sales.

    This is a passive income opportunity not to be missed.
