Hi Scott,
I started the thread after hearing you in Hobart last Thursday night. I briefly introduced myself to you on the way out and mentioned that I had heard about the evening from your posting on propertyinvesting.com.au
I thought it might be benificial for all RESULTS participants to be made aware of depreciation as I didn’t have much knowledge the subject before hearing you talk.
Don’t worry, as you can see above, only good things were said.

PeteI did an overland trip from Kathmandu to London on an old London double decker bus in 1989. One of the highlights of India would have been staying on houseboats on Dal Lake up in Kashmir. So close to the Himalayas, it was just spectacular.
Pity there is so much trouble there at the moment.Enjoy india and forget about personal space as it doesn’t exist in the crowded cities.

If you’re not in a real hurry to do this, check with the tennant if they are going to be away at any stage for holidays, work etc.
That would be the perfect time to do it.

PeteAlso in all wet areas it is important that the tiles are installed on top of a fibre cement sheet, rather than the plaster wall.

Isn’t there a wet area plasterboard that can be used instead of the fibre cement sheet?

The only thing I don’t understand is why these companies simply don’t purchase the warehouse themselves, and not subject themselves to all of the onerous conditions imposed on them as tenants ?? Mine is not to question this however, as it is fundamental to my property strategy.

I seem to recall Steve talking about a similar topic in one of his books or a tape I have. He & Dave were looking at a block of units close to a busy road. They asked one of the tennants if the noise bothered them and they said definatly not. It helped them get to sleep.
As Steve mentioned at the time, remember you aren’t going to be living thereso don’t let your personal tastes & preferences dictate what you buy.

PeteSomething I used to find very hard to say no to were the various charities (worthy as they are) ringing up trying to send you raffle tickets.
That was until a friend suggested tackling it this way. “Thank you so much for the offer, however I wont be participating”
Saying thank you is much easier than saying no!

Great topic. Jackie & I have been considering sponsering a child for a while now.
I seem to recall something on TV a few years back stating that only a small percentage of the amount contributed actually filtered through to the child you were sponsering.
Does anyone have any further info on this?

Used to work with a guy called Richard Swallow and of course the Richard was shortened to Dick.

A builder I know had a very rundown house on a great block only metres from the beach. He wanted to pull it down and build a new house.
He worked out it would cost him about $8000 including tip fees to do it so he advertised it in the local newspaper asking for the best offer. He sold it for $3000 and saved all the hassle of having to get rid of it. Plus came out $11,000 better off.
