I also have some fear as to whether i should invest or not, but i believe that this fear comes from not having all the information i need to fully understand, and make an informed choice
I think that the more research you do, the more knowledgable you become, the more comfortable you will feel about the choices you make.
At the end of the day, life is about choices, and you have to live with yours just like i have to live with mine.
Live, learn and make your own decisions. Just listen to both the positive and negative posts here on the forum, and try to put it all into perspective in relation to your own personal situation.
I have thought about these too, although the price of the properties are usually quite high. That is for me, with limited equity to use for deposit and fees.
I would also be interested in hearing peoples opinions. Is there something specific you look for in terms of infrastructure in these rural areas.
Can i just say that you are missing most of the market by only applying for advertised positions. Ring places, speak to people let them discover the knowledge you have when they talk to you.
Send them letters, but get the name of the person who does the hiring and send it to them personaly.
Time to start marketing yourself and your abilities. There is someone out there that will give you a chance, the thing is you need to find them.
OK i’ll be the first to say it, so far i have 0. As a conservative and cautious person i am gaining a wealth of knowledge at the moment.

Can you clarify if the Diploma of Financial Advising is the revised version of DFP. If it is i am surprised that someone will not employ you on a commission only basis to establish your own client base.
I know that working on commission only is not the most stable of incomes but it may give you that foot in the door. I would also enquire about work experience with these firms, try the smaller companies
I agree these are the types of posts that we all need to hear. There are so may people out there that will knock you down because of your decision to invest, that positive posts like this one can be the saving grace in a really bad day.

Both of the areas you are talking about South and North of Perth have gone through some good growth in the last 12 months or so. In particular Rockingham still has a lot of old holiday houses that can be renovated. This area of Perth (Mandurah) included has been growing at a phenomenal rate. The added bonus with rockingham is it is a beachside subburb, freeway access and the Navel Base is close by.
In the north Merriwa was a low cost introduction for first homebuyers a few years back, it has a high concentration of Government housing, and used to have a very high crime rate. Still has close location to beach, and prices have been rising due to developments in the area. I would look at merriwa as a property rental not renovation as such.
These are only my opinions, but depending on what you are looking at spending i believe there are better subburbs waiting to grow to their full potential.

Having worked for a finance company for 4 years, part of my job was to Default peoples credit files if loans were not paid. I was so shocked at how easy it was to do.
It is an everpresent problem that people only come across when they are applying for finance, but by then it can be too late.
I agree that getting notification when someone puts an enquiry on your credit file is a very good idea. Mistakes are made all the time, and companies are not particularly helpful in removing them.
Another newbie, my name is Darren 32yo married to Debbie 29yo. We are only now starting to look at investing in property, and i stumbled across this forum. What a stroke of luck, or fate as i have been reading posts almost non stop to try to get a better understanding.
I work in finance for a credit union, and deb is an admistrator for Chubb security. We are from Perth (surprise..surprise…) and looking at starting a family shortly. I guess i just wanted to say thankyou to all of those people who have offered advice on this forum, good honest advice is almost immpossible to find and you people offer this for free.
