    PLEASE EXCUSE THE CAPS…IF THEY ARE ON ONE TITLE, I WOULD RATHER BY THEM AND SPENT A BIT OF MONEY TO STRATA THEM, SELL ONE AND EITHER SELL BOTH OR SELL ONE AND RENT THE OTHER, THUS HAVING PROFIT UPFRONT AND ON THE BACKEND.

FAIR GO, PLEASE EXCUSE THE CAPS….YOU MENTIONED YOU PUT AN OFFER IN FOR A SIX MONTH OPTION PERIOD AND DURING THE PERIOD YOU WILL PERFORM RENOVATIONS…WHAT HAPPENS AFTER THE PERIOD IS UP, YOU JUST HAND OVER YOUR PROPERTY BACK TO THE VENDOR WITH THE RENOS THAT YOU PAID FOR? WHAT SORT OF OPTION DID YOU USE, A CALL OPTION OR A PUT AND CALL?

    with right of eXtension subject to DA should have you covered…sapphire has a valid point; but would the vendor go to contract knowing the property may not be sold in 18 months as stipulated in the option agreement!?

    Hi Angel, thanks for the reply, yes it is definitely a terrible situation, I am hoping to help her out by purchasing the property, and she can stay and rent from me. It is not quite mortgagee in posession yet; but it is fairly close… That is why it is not up for auction.

    you have received some good info with regards to this matter: Every offer for a property i put in, I have it subject to pest inspection.

    Thanks for the helpful info guys, I have recently become involved with a great bunch of people and we are all moving forward into the realms of property. Since my last post, I have been putting in an offer for a property every single day and my knowledge is growing by day. I now have close access to a very successful property developer who is now mentoring me on a daily basis.

    NEXT WEEK I AM GETTING A VALUATION FOR A PROPERTY THAT IS MOTGAGEE IN POSSESSION BECAUSE SHE IS IN ARREARS OF 38K. THERE IS A GOOD DEAL HERE FOR ME IF THE VALUATION STACKS UP, SO DO YOU HAVE ANY TIPS FOR ME TO MAKE SURE I GET THE HIGHEST VALUATION POSSIBLE? PS. I HAVE RECENTLY INVESTED OVER 10K ON MENORING COURSES, AND MY AIM IS TO USE THE SKILLS I LEARN AS A FORM OF CREDIBILITY TO ENABLE ME TO ENTER A JOINT VENTURE WITH SOMEONE, WHO PERHAPS HAS MORE MONEY THAN TIME.

    without knowing the details of your situation it is hard to tell but if i were in your position i would try to keep the property as long as possible for investment purposes due to the unavoidable fees you will incur by selling up. It all comes down to supply and demand and the occupancy of the property.
