    Hi vicgirl,

I agree with Kay, the banks dont like it if you are too “rent reliant” and need you to earn stable income such as a wage to prove serviciability. Remember rental income is only calculated as something like 70% so if you earn say 100 bucks a week from an investment property the bank views it as you actually earning 70 !!!!

It sounds conservative but thats just how they operate. It covers both your and their butts I suppose!!!

    Hi jspri,

Sadly I am still having to work, not that I mind too much I guess as it keeps me honest[biggrin] but I can’t wait for the day when I can tell my boss to taking a flying leap!!!!!

Being a wage-slave sux big time regardless of whether you like your job or not. Its okay to like what you do but working for yourself is what really makes you money, or rather making your investments work for you really makes you money!!!!

In the meantime its onward bound….

    Thanx everyone,

Your feedback has been awesome!!!!!! [thumbsupanim]

I feel so much more confident now after reading your views that have puckered up enough courage to ring the agent and make a time to see him (with my offer) tomorrow morning.

I’ll be offering between 310-315 mark (a real bargain if accepted) and 14 days settlement. Wish me luck….

    Gee Whiz Super Ted!!!

Don’t know about that, I mean isn’t that really being a bit too cheeky??? Like, 330 is 15k less than their reserve, now to offer 30 less, oh gosh I dunno???

Do you really think its worth a try, and reasonable???

    Hi everyone,

Hope I’m not outta line here, but I’m sure I read on Steve’s home page here that most investors don’t buy using emotion, a big no-no or whatever. Is that not the case for most investors of property???

This is interesting to for me, as it’s my first time buyer “directly” without the aid of a buyer and it’s a whole new ball game when you have to do it on your own, and confront your own demons….like should I do this or that.
