It’s an issue of :
1) lack of communication by Banks & your solicitor
2) Banks still acting like a civil service ( no offence to any civil servants out there )Big, inflexible monoliths…..
One of these decades, maybe they’ll learn about true customer service…. sad thing will be, no more customers left…… [biggrin]

THIS ISSUE is NOT about different opinions. As much as Bec cheesed me off, and PERSONALLY ATTACKED me, I STILL RESPECTED her right to differing views.
That still, DOES NOT EXCUSE the fact that she :
1. Constantly made personal attacks on people’s character.
2. Offered 0% constructive criticism
3. Avoided presenting ANY facts to support her so called proof of issues…. it was all opinion…
4. Generally offended many people.We may not like everyone here, but it does not mean we should stop debating in a civilised manner.

Sorry to say this, but I think you better read the book again….
Nowhere is there any reference to this being EASY…..
People believe what they want to hear….. why do you think it’s so easy for so many gurus to sucker the greedy/hopeful/ignorant into paying thousands of $$$ for a get rich quick scheme….
It’s because as a whole people have become lazy, expecting everything to be handed to them on a plate……
Many of us here, have worked damn hard, and are controlling millions of dollars worth of property. BUT you don’t hear us shouting “I’m a millionaire”
It’s not necessarily about the money…. Do you know what my goal out of all this is ? This is gonna make you laugh…… It’s not the $$$, but the ability to be around all the time with my 4 kids, taking them to school, going for holidays…. and being able to run a business at times that suit me….
QUALITY, not quantity…. If you are Rich and you die, you’re dead….. you can’t take it with you……

It would be a pretty boring world if we all agreed on everything, so it’s good we have debates. Just as you and I no doubt will disagree on certain issues !!!
BUT, the thing I’m really dissapointed to see many times on PI, are the people who :
1) Want to cut people down to size out of jealousy
2) Are so set in their ways they refuse to accept other opinions.
3) Tar people in one industry as all the same….[jealous]
4) Get personal, making uncalled for jibes, or questioning someones character.CONSTRUCTIVE criticism, I’m ALL FOR…. it’s the destructive people here that Pizz me off……
I know the moderators here have a tough life of it, but they really have to start looking at some people, and their posts here…. If not, people will go elsewhere… simple as that….

The issue here is :
1) perception – and how the media changes it to gain ratings….
2) for people watching – maybe the message should not be $1 Million… It should be about getting on the path to freedom…..

Kay, I see that people are taking shots at you, and it’s definitely uncalled for, but at the same time, everyone here needs to take a chill pill……… I found some of your comments as well to be a bit harsh……
We need to keep this place ( all forums ) supportive…. keep the negativity reduced, and try to be more constructive…… People should not be blamed for failures, or told to piss off when asking for help… This is not right…..

Whilst I respect Steve’s thoughts on this, I disagree with him…..
If you look at the teachings of so many of the “gurus” out there…… We should all be sitting back, and start to wait for the opportunities to float to the top…….

I must say, I’m surprised at Steve and everyone else yelling Doom and Gloom from the rooftops…
People will always need a place to live, so, there will always be demand……
It seems there’s a herd mentality here,[baaa] and, I think to myself… Hmmmmmm opportunities !!!!! [cap]
I may be wrong, but I tend to look at this as a hiccup..( a large one ) and once the dust settles, people will work around this in varied ways…..
I feel demand will always be there for certain places in NSW…. If rents go up, then fine… we may see more +CF properties surfacing to the top……. and they’d be long term holds….

A very interesting theory…. Banks in Asia will do it, but as soon as there is a currency movement, you have the potential for a margin call…. i.e. making sure % wise you have enough equity in the deal…..
Risky stuff, but you can do it with Forward cover contracts…. the issue is the cost of the contracts aren’t cheap…..
Have yet to do the somes…….. as I think it’s a little too risky / costly.
I’m actively looking for A$ finance in Asia, offering 6-7%, as most banks are offering .5% – 3.8% on term deposits….
