Sounds like NZ is doing you well….
I guess one of the overall themes you have touched on, is about getting people to be creative, think outside the box…. not just look at Australia only for opportunities…. and not just NZ either……

We have bought several properties privately….
To be honest I’d say you don’t really need an Agent, but you would want to find a good conveyancer to assist you……
It’s not too hard……
When buying a property, very generally speaking you have negotiation on :
1. Price
2. Settlement length
3. Creative….. ( i.e. seller leaving $$ in the deal )
4. Deposit ( 10% is not mandatory…. )
5. Clauses – Subject to finance, pest inspection, building inspection…..Hope this helps..

Hong Kong – Picking up, but too many cases still of negative equity for many owners there….. in many cases, people have just walked…. The only reason for a pickup there now, is the cashed up citizens of Mainland China buying property there….. and these people are not investing in places like Australian anyway….
Singapore– Housing market is like the rest of the econimy, DOWN THE TOILET….. I should know, I live here…. Even the unit I rent, has dropped in value from 1.3M to 850K…… People are either stuck, or unwilling to invest in property here because it is overpriced and the market is tightly controlled by the government…..
Malaysia – Thanks, but no thanks…. prices are reasonable, but the quality of homes is TERRIBLE……. crime rates are high….. corruption is still rife…..

I’ve been working for 16 years now, and, most of the time it’s people / politics & bullsh1t…………….
When you are in your 30’s and no longer need to work, it will be all worth it !!!

Whilst I accord you great respect, don’t you think it’s a bit late for an about face on your tolerance policy ??

I believe the administrators and yourself have received quite a few messages of concern/complaint over this matter…. ???
It IS YOUR forum, and you can do as you so please, obviously, but a forum is successful because of the people on it….. If people are going to be or feel threatened, then, you very quickly will have a forum that resembles a ghost town…..
In my case I have been personally attacked many times, and defended myself… I have made official complaints, yet nothing is done….
Pisces comments I’d assume were probably a bit harsh, but he was expressing himself as always…. I’d suggest you talk with Jack and discuss this issue at hand….. I’d say it was a very serious issue, that was not properly addressed…..
I hardly ever post about wraps here anymore, as all that happens is someone else tries to force their values down my throat….

You may wish to shoot the messenger here, but the truth is, MANY of the people who have been here for quite some time are now leaving / stopped posting……
Time for everyone to grow up… but if you want this place to be successful, I would kindly suggest when a serious issue arises, that it is not ignored…… ( FYI Steve when I raised this issue previously in a thread, it was deleted….. WHY ? )

I have to agree with you on this…. I’ve been talking to a few other people who used to post here, and, are now staying away…..
Whilst I do still post from time to time, I don’t feel like being so actively involved anymore, as, all that happens is I get shot down…. I’ve been personally attacked several times, and, really question why I even bother anymore…..
You will note Pisces, Arty, others are dissapearing…… it’s sad to see, but, not unexpected….
If Bec can be kicked off, then how is it that another person, who has behaved MUCH WORSE than Bec, be allowed to stay on…..
For now, I’ll stay on the fringes, and, concentrate on more properties…..

In fact this issue has been discussed here before…. and most of us who are serious about property investing have the same feelings / issues….
At Xmas time, I was asked what I did, I just mentioned breifly about property investing, and, people’s eyes just glazed over…… and they seemed to be a tinge of green……
People seem to get jealous in Australia of people’s success….. Even if that success is through hard work….
Sad to say this, but Australians are sometimes seen to be a lazy lot….. expecting everything to be handed to them on a silver platter….
In some ways I guess thats why sites like this become so popular, as it’s a meeting point for people who have changed their mindsets, and are actually getting out there to have a go of it, and try to make a difference……

The REIV articles just show Jenman’s standard approach to dealing with people who do not agree with him or his agenda……
If he honestly wanted to change the world, then, why isn’t he actively engaging people to make things better ???

I have heard a lot of people rave about Turkey…. If people still feel worried about the place, then, I see potential opportunity….. Prices could be reasonable still….
I do know that Germans are snapping up units there by the truck load….

Suggest if you have a good relationship with the Vendor you talk to them, and ask for access….
We have done this on several occassions with no problems, as we spoke direct to the seller…
