Wallflower, I think you mean wireless LAN…. not bluetooth….
Wireless network has a range of up to a max of 1km….. but usually only say, 2-300 metres…..
Thats what most laptops have nowadays, BUT you need to be close to a wirless network hub to be able to connect…..

China – Housing is CHEAP in MOST areas…. only in places like Shanghai and Beijing that housing is on the rise.. but not all of it….. Guangzhou is still reasonably priced….
Hong Kong – You gotta be kidding….. The property market is still slowly clawing itself out of a major bust from 1998….. prices have gone up 10% last year, ONLY because of cashed up mainland chinese buying…. apart from that, there is NO DEMAND…. Bubble my A$$
I visit both places regularly, and, have friends and family in both locations, so, I do have first hand knowlegde…..
Just another article making overhyped claims to scare the “little people” into panicing…. and selling……

If I think you are talking about a big wrapper I think you are, it wasn’t because the bank didn’t like wraps… it was because the bank was not “happy” with how he operates….. ( and that was direct from the bank…. )

A LOT depends on the country in question…… Places like Thailand, Philippines & Singapore heavily restrict what a “foreigner” can or cant buy…..
There is also restricted availability of finance in some cases ( Singapore )
ALSO – The actual cost of a house…. is in some places a LOT higher…….
Which countries were you thinking of…. perhaps if we know that, it may help you get a more definitive answer from some of the people here….

Ok – now for the serious comment…
I’d say it depends on what your goal is…..
Making a 300k profit is nice, but that isn’t going to happen everytime….
Some people buy properties for the CASHFLOW… and that is something that lasts as long as the property is kept…. and there may also be CG as well if the place has been held for some time…..
Before I get shot, I do hold Both -ve & +ve geared properties.. but, the majority we have are +ve….. why ? because it provides us with a stable monthly income….. CG is nice and all, and I do get that from some of our properties, but it isn’t a constant……
I’m amazed that people are trying to defend or promote either way of investing, they are BOTH correct….. the MORE IMPORTANT ISSUE is, WHAT IS YOUR GOAL ????

I’d suggest you get the kiddo to look at the MIAA website… http://www.miaa.com.au there is a compulsory course to take on there if he/she wants to become a broker, followed by a course in mortgage lending which is done through the TAFEs….
Maybe a good place to start……

The One major lesson learnt which was not in Rick Otton’s pack was on the finance… in fact we learnt some of it from Dolf DeRoos…. How to successfully present to a bank…..
PRESENTATION.. – Even at wrap #1…….. If you are going to be professional, then walk the talk on the very first deal….
Finance is always going to be an issue, even for the big boys like Steve & Rick…. Just look at how Rick advertises for deposit funds on his site…… BTW Rick uses the same bank being discussed here…..

Nothing to stop them if it was not specifically mentioned in writing…..
Sounds like a FANTASTIC IDEA !!! As long as :
1) you have the funds to do it….
2) demand for rentals is strong in your area…..you may want to see what the banks will do, as for a development project some will lend you 80%…….

As far as the re-financing or turnover of property goes, we wouldn’t know… we have yet to have a re-finance, but , yes, I’m sure it will make life easier…..

As renters they should be liable for the rent until you find another tenant…. ( but I guess you will need to check tenancy laws…. )
