    Hi there, just a guess, but perhaps SIS is talking about having a few pos geared properties supporting each negative one, say four positve ones paying for the one negative one, ration 1:4?

    Re. Younginvestor reply: Yes, it is a good start, she will be able to play around with this to make it a bit more friendly.

    Re. Mortgage Hunter’s reply: Is good to know there are other ‘softies’ out there. I felt a bit silly posting this question, and I like the context that you have put this in, ie “At $100pw difference she is $5000 out of pocket. Would your sister give them this much cash each year to avoid embarrasment?”, makes it a bit easier to get tough, so to speak.

    Re. Chan$ reply: Good tip, she is thinking about new curtains for this house, now sounds like the time to do it!

    Re. Landlordtobe’s reply: Yes, this does put it in a very sensible way, hopefully she will see it like this too!

    Hi Guys and Gals,
    I have found the same sort of message in my inbox too, saying that I sent it originally, I did not. I also have norton anti virus and it has not picked up anything. Am off to hunt down the AVG, it sounds good.

    This was pretty much my criteria too,except perhaps, I was a bit more limited in the funds department[;)]. I bought a small cottage 6 months ago and cosied it up (with batts and paint), I could have let it out six times over, (if I had of got the painting finished sooner[:O]). As this was my first rental purchase here, I am no expert, and can only tell you of my own experiance with this one cottage. However, I did not avertise for tenants at all, just asked around, and have got great people in there now.

    Gore township is sort of like the hub for the surrounding district.. There are two freezing works withink 10-15 mins from the town, a dairy (chesse?) factory twenty minutes away, and another one in town, a tulip bulb farm and factory, two timber yards plus there are a lot of dairy farms, and of course millions of sheep. So quite a bit of the work available around here is seasonal, but it is quite consistant, with different jobs going in the off seasons. Also Invercargill is only 40 minutes away, and have heard of some people commuting there for work and study.
    There is Kentucky Fried chicken here, but no McDonalds, heaps of childcare places, good schools, they run some of the “free fee” courses here, in conjunction with the Invercargill Polytechnic (SIT), they have good sports facilities (just opened the new swimming pool/ice skating rink), and of course the trout fishing here is world famous, (or so the signs say anyway!). Ooops, nearly forgot, they hold the annual country music awards here too, they call them the gold guitar awards, and they seem to be getting bigger and bigger every year. Gore has a sister city type thingy going with Tamworth(?) in Austrailia with regards to this. Dont know if that last one was relevant or not, but thought I’d throw it in anyway[:)]. On the downside Gore does have a reputation as a bit of a hoons town, with boyracers being a bit of a problem, however the town planners have put in roundabouts all thru the mainstreet to curtail them, and have made the town look much better and safer at the same time.
    My own personal strategy is that I am going for CS (cashflow), but am thinking that some CG might not be out of the question, ever hopeful anyway [:D], but not counting on it! Good luck

    Hi Guys, and welcome to Bridgette, fantastic news on your new landowner status, i agree with mini’s statement that it does make a great psychological difference when you do have some under your belt. I am at present living in Gore, and yes, not a bad wee town at all.

    I spent quite a few years of my youth in this suburb and think that it is a great place. Westan is right some parts of it (most) have superb views. I do think it has quite a few points going in its favour as well, ie good bus service, easy route to get into town (quite steep hills tho, but then most of Dunedin has these), most of the houses there are what they call (here in NZ), State houses ie. Government built houses. These houses are normally very well built. This suberb did used to have quite a bad reputation, but think that this was more like 20years ago, and now things have changed a bit. Personally I wouldn’t hesitate to buy there, indeed I missed a beauty there last year, and have regretted it ever since. My thoughts only, hope this helps in some small way.

    Hi, my main motivation (apart from the money, security and the kids!), is that canvas is soooo expensive, and when you get a house, you have all those lovely walls you can paint anyway you like, and they pay for themselves [:)]

    Hi Guys, I am a Kiwi living in Gore, be happy to help with any questions, and yes, I have had the same troubles with the real.nz.co site too, but only sometimes, other times works OK. Haven’t managed to figure out why the difference yet tho.

    Hi Guys,
    This is my first posting too, and I love this forum, everyone is so friendly and helpful. I am a 35yo single mum of three who works in orchards on a contract basis mostly and picks up anything else that is going when the fruit is not. Is a great job to have time wise, as you can work around your visits with real estate agents, brokers, houses etc [:)]
