There are a few of these products around now, basicaly referred to as negative amorisation in the US and UK. Not always viewed favaroubly.First to set up in Australia was Bill Zheng through his Investors Direct organisation. Few posts on various forums comparing this type of product and capitalising a LOC.

Would a LOC that had the ability to enable some capitalisation ie where you serviced debt with debt for several years be better way to go?

Something i also remember from the article la aussie refers to is banks and big corporates doing leasebacks can have some very clever “out” clauses that need checking by a lawyer.
No point paying a premium for a commercial only to find the tennant does a clever runner when you least expect it.

A lot of people are hesitant to lock money in super but i would rather have it locked away for my retirement than just going to the ATO
