    Thats another big Thank you from me too Martin – I read it from cover to cover & didnt put it down until I was through. I actually thought you wouldn’t be sending one to me as I did too much sucking up in my email! You are so inspirational not to mention a really nice bloke (oops there I go again!)

    Do you still have an active web-site as the address in the book doesn’t seem to be active?

    Hi Bobbackoz

    I looked into retirement units a while back & they were positive however only by $8.00 per week once everything was taken into account. Yes it is positive but the Capital Growth could take a while to get you anywhere I suspect. You could do better elsewhere but don’t focus only on the positive cash flow. I am $80,000 ahead in 6 months after investing in the right place at the right time so I don’t plan on worrying about $8.00 per week or I will be working forever!

    Well done to everybody for being so helpful & sympathetic to your tale of woe. I am ashamed to say that because I had a <edited> day today & was quite drunk when I read it your post made me laugh a lot & feel much better. So good job other people said all the right things! Are youe allowed to mention who ‘Dodgy Brothers’ are or is it against the rules?

    I guess the carpet in the good rooms must be ok then? Why do you have tails in the living room & corridors – what happened to the rest of the dogs?

    Sounds like a few sour grapers who ‘think’ they have missed the boat on this one! We came over from the East side to check out the land we were buying at the Anchorage sight unseen before settlement & loved Mandurah so much that we also picked up a townhouse.

    Mandurah Rocks!

    And anyway the Mother-in-Law is in Melbourne that would be a really good reason to keep the prices lower than every other state!

    Well once again it looks as though none of us have any idea what we are doing!

    Dazzling what on earth were you doing making up all that stuff! Didn’t you realise you would get found out? By the way how are all those fantastic commercial deals coming along? You know – the ones making you lots of cash!

    Basically my husband just signs his share of the paperwork & away I go! Fortunately I now have a trusty finance broker keeping his beady eye on me in case I get out of control! Husband will probably next show interest at the point where I tell him he can quit his job cos we’re rolling in cash! LOL

    1) Began sub-division process of 954 sq metre block in Port Kembla.

    2) Built & almost completed (bloody Christmas) first 2 storey house on front of block whilst awaiting sub-division. First house cost approx $350,000 inc half of land cost & interest – value minimum $450,000.Plans ready to go for second house cost approx $300,000 inc half of land cost & interest – estimated completion value minimum $400,000.

    3) Bought 2 x House & land packages in Rockingham Anchorage estate over the net sight unseen. Cost per package $340,000 4-5 months ago increases in values already up around $400,000 should be up to $450,000 each by completion.

    4) Flew to Perth to check out House & Land purchases prior to settlement & spotted a bargain – brand new executive townhouse in Mandurah at $295,000 which should show good growth over the next year or two.

    5) Taking a moment to catch breath & re-finance finally ditching the CBA after letting us down miserably all year!

    All of this has been made possible thanks to our wonderful new mortgage broker who deserves the best Christmas ever! If he is reading this he knows who he is!

    I know this is irrelevant & the topic of font has come up elsewhere but if Steve happens to read this please consider going with the font that Dazzling just posted with as my poor old eyes are struggling with the new look font.

    My investing net has been cast between 20 minutes from home and whatever the distance between Sydney & Perth is. Or more acurately Kiama NSW & Mandurah WA!

    Hi Richteddy

    This is only one bank & they don’t control whether you can borrow more. Get on to an experienced mortgage broker who deals with investors all the time & you will be surprised how much they can do for you. Otherwise try ditching your credit cards if you have any & ask your bank to take another look as the amount of money you can borrow can increase quite dramaticaly when you lose your cards or at least reduce your credit card limit.

    Doesn’t help with the question of valuations – do you have data to say what has happened with values in your area over the last 12 months? You could try showing that to them.

    Speaking of missing boats:

    I guess if you have missed the ocean liner just hop on the Cabin Cruiser before you get left with the rowing boat. We did that in Rockingham at the Anchorage estate recently & will still do well even if we didn’t get in at the start!
