I also own a 3 bdr in Appleby. It too is dates, but liveable. I have old carpet throughout which needs to be replaced soon. The am currently getting $150pw. Used to be $140pw until a recent rent increase 3 months ago. Ripping the carpet out and having timber floors might get a bit cold, especially during winter.
I would speak to your PM and try find out why it isn't renting. Ask her what tenants are looking for in rentals and you should be able to work out what your property needs. But a simple rent decrease may solve the problem.

The rental market is quite strong in Invercargill at the moment so I'm surprised your property has been vacant for so long. This could mean a couple of things:
1) The rent is too high
2) The property isn't what tenants are looking for.
Is the property presented well/clean? Does it have good heating?
Can I ask which PM you are using?

For the City of Maribyrnong there is no ‘minimum land size’ for sub-divisions. There are other factors they look at such as the property position, open space, over shaddowing, setbacks, etc… You need to follow the planning scheme. I would start by speaking to the planners at the council. I’ve seen 2 dwellings put on blocks of around 300sqm (tiny!).

Sorry to hear about your problems in NZ. I’m not sure which property manager you are using, but I would be switching to someone else ASAP. It doesn’t sound like your PM is trustworthy or doing their job right! You should take this up with the principal/director of the management company/agency and tell them exactly what you want. I’m not sure what your rights are, but I would carefully read through the contract you signed to assign the agency as your PM.

I hope this hypothetical of yours will come true. I would definitely consider switching! Most of the property managers in Invercargill (both from my experience and from others) are incompetent.

I don’t have landlord insurance, but my PM recommends Terri Scheer:
Not sure if they are any good. Premiums are around $295 p.a. and excess around $500 per claim (from memory). Have a read of their policy and see how you go.

OziSpeaking of letter drops, I’ve done a fair few over the past month or so. In the past couple of weeks I’ve had quite a few calls, however many of them are time wasters just curious to find out if I am stupid and willing to pay top dollar for their property. There are genuine sellers out there who respond to these ads, but from my experience most of them aren’t stupid and won’t sell below market value unless they are desperate. I’m yet to come across a desperate seller but I’ll keep trying.
Oh, I even had a couple of my friendly agents who live in the area call me up to let me know they aren’t interested in selling their home [biggrin]
Regarding the number of offers being made, I’ve made about 4-5 offers in the past month. None have been successful but I haven’t been offering market value and don’t intend to do so unless I can add significant value to the property.
