I don’t know much about the council side of things but the worst case scenario for the neighbour (if he is found to be in the wrong) will be he has to remove it. That’s the general outcome for building without permission, and structures not being passed by council. Maybe she should suggest he buys that portion of land from her and have it rezoned??

It’s a great feeling isn’t it – we’ve just bought our dream place in Qld and it’s like that Roof tile commercial where you find yourself just looking at various parts of the house, with a great feeling of achievement and contentment!

We did a make over on our rental property in Sydney’s western suburbs, over a week of evenings over Christmas one year. We spent $2000 and made about $8,000 in difference. Went to bunnings and got a paint chart and gave the whole place a new colour scheme instead of cream/white, replaced kitchen blind with bamboo, put some black & white lino in the laundry, etc. and had it rented within 2 weeks to a tenant who is just about to renew his 12 month lease. I agree that you should try other agents as well. Obviously the one you are with isn’t working. If you try other agents, maybe try a little higher rent?

We rented in Sydney when we moved to a new area from the mountains and then again up here in Qld before we bought and have rental properties too. In both cases where we were renting, lightbulbs etc. had to be replaced if blown before we moved out, window tracks cleaned, windows etc. and if any of that wasn’t done, we were charged for a cleaner, electrician to change bulbs etc. and it came out of the bond. Naturally we left the place spotless as we know how it is on the other side of the coin.

Ditto Interstar, for the same reasons as Eric, when we were going through a bad patch, and had a couple of listings on CRAA due to a phone bill dispute and a late payment, we got through with them. They are also expensive though.

Sorry, having said that, I agree with Dazzling, maybe there is a good reason? Maybe they’ve had a death in the family that has thrown them? If you maybe approach it differently, and not be all guns blazing – a solution can be made where they pay off the outstanding while they get back on track – I know it’s not immediate cash, but at least you’ll get it back if they can relax and not feel threatened from every corner. In most cases people in that situation clam up and put their head in the sand and nothing is achieved.

I had friends who’s tenants turned to hippies and built a teepee in the back yard, didn’t pay rent for ages. They rang them at work and left a lot of details messages to shame them into paying, which they eventually did and what about listing them with baycorp? Not sure if you can do that? Thankfully haven’t experienced that side of tenants, so good luck with it.

We rented in Sydney and had a concrete pool with chlorine – only warm for a couple of months in summer, was underneath a gum tree and the bane of my husband’s existence! We just bought a house is Qld with a fibreglass pool, which being Qld should be warm, but salt water this time – heaps easier to maintain! Our kids started swimming lessons from 6 months so they can climb out and are constantly supervised outside regardless of the fence as we have a damb as well. We had a great time swimming in summer, and I guess once you get into a routine with the maintenance, it’s cool too.Get your money working for you instead of a bank! I’m new here, and my speciality is short term lending/borrowing not mortgages so I’d suggest you talk to Simon as well. If you’re sensible & disciplined with your $ you could look at a Revolving Line of Credit as well to cut several years off your current home loan. Also, you’re forgetting you will earn more in Sydney as well, which evens out the extra you pay in rent. You may find that you’re not in the optimum home loan facility and could be paying less.
