Probably a good idea to research a little before commenting, foreign investment in Gladstone has increased to over $140 Billion. QLD has lifted the lid to pandoras box with the current and future demand for LNG. That's not just some ordinary mining town. Email me for the 'project status reports' showing these figures if you like.

I read the Cash Flow Quadrant by Kiyosaki when it first came out and this book changed my life. I GOT the concept of leverage in a big way from that book and owe it to Robert K for where I am today. I might add I also identify with him to a degree as I dropped out of UNI early to get into business myself.. have made and lost money, nearly been bankrupt umpteen times and somehow learned the ropes of surviving financially. Now older and wiser and enjoying some financial security (and freedom) .. valuable books.

Pt Hedland and Karratha have experienced a lot of growth and ideally wouldn't you want to get in at lower end of a property wave? If its rental income you want then these areas are ok. You might want to also consider the Gladstone region due to the massive foreign investment going on in the area. Many people from Karatha and Pt Hedland are investing in Gladstone right now due to the potential growth.. rents are also climbing steadily there.. worth a serious look in my opinion.

My approach to Super has been quite negative, in fact I have not invested in super at all and have put all my money into property. Reason… simply because by borrowing 90% (leveraging) I can build the overall size of the asset greater than any other asset class and the size of the asset determines the return on the investment. We all have our quirks I guess and this strategy may not suit others, that's fine. I'm happy to have all my eggs in the property basket.

If your servicing capacity supports … more property using what equity you have to increase the size of your asset is the way to go in my opinion. Its the size of the asset that your return on investment is dependent on, and the bigger the overall asset the high the return. My personal strategy has been to borrow as much as possible using as much equity as possible to build as big an asset base as possible as quickly as possible. Then sit back and let the magic of compounding growth take it away. This is not advise its mearly my own preference and may not suit you or any one else. It has certainly worked for me however. You just need to make sure you can service the debt well and manage your risk according to your investing rules.

Why limit yourself to WA, perhaps consider investing anywhere in the country where you would expect a solid return.. I have been telling people about the Gladstone Real Estate market for 12 months now.. incredibly, people only starting to take notice about 2 months ago. There's plenty of reports out there if you do a Google search, make sure you are reading current material though, check the dates – due to the LNG and other related contracts.
