I like that idea christianb.  I consider myself a buy and hold kind of guy but I am still finding my feet. I will investigate a cosmetic reno and subdivision with a view to re-value before I make any moves to sell.Cheers to fresh perspective!

Cool, thanks JacM.  Do you know if I'd be likely to get away with subdividing without a DA? The way I understand it, councils generally want plans for a new dwelling but I'd just want to sell the smaller lot with the existing dwelling as is.
