    You will be exempt from paying GST if you sell after 5 years. If you sell during the first 5 years you will pay GST. 20% of the amount per year. e.g. sell after 2 years and you are up for 3 years worth i.e 60% of the original GST amount.

    It's hard to say without looking at the plans and your Town Planning Permit conditions. $12k sounds ok, maybe a touch over if anything.

    When you turnover multiple development sites a year it makes sense to shift over to commercial lending. You can do it yourself or get your broker involved. The fees are generally higher but that's the costs of business.

    If you work off $1500 m2 you should be safe. Still, it depends on the finish, the size, the amount of levels etc

    Hi Hemi

    Generally it's 5% of land value. You must pay this in order to create the extra titles. If it's 2 dwellings generally its a small fee.

    What is it you are intending to do? This will determine the fee.

    The loan is with ANZ, commercial. Less fuss i find.

    I am also a registered builder so i project manage the build, thus the lower price. You would naturally pay more if you engage a builder.

    Sell 2 and use the proceeds to pay down the debt on the remaining unit. There won't be much debt left on it after tax.

    That is one big negative. Also, you actually end up completing a lot of the work required to subdivide as you build e.g. connection of services and stormwater. If you build only 2 on a block there is no Open Space Levy either. So for the sake of a few thousand bucks why wouldn't you subdivide??

    Thanks AC. The units will be individually titled with no common property, which is always nicer.

    The chippies have been at it the last couple of days. Everything running smoothly and to budget despite the rain.

    Buttercc, which suburb is the block? At 750m2 you can build anywhere up to 4 dwellings quite comfortably, but, it depends on the suburb.

    Also, keeping the house and building out the back can work or you may find starting from scratch is better. Then again you may be able to retain the front house and build 2 rather than 1 in the rear.

    We would need much more information. There are structures you can build on. Some easements are easements on paper while others actually have council/water authority/gas assets in them.
