    I eagerly watched it on the telly last night and even more eagerly I entered the Millionaire Challennge.[8)]
    Have read Steve’s Book and would love to take the challenge up with him.[8D]
    I think people who are quite sceptical need to read the book first before forming opinions. [;)]

    I am in a similar position. I started reading and learning a year ago. Read many books, Jan Somers, Rich Dad Poor Dad, Steve McNight etc. Get a feel for different opinions and make your educated decision on how to invest.

    Don’t quote me but I think having a company as opposed to a business name means the bank cannot reposses personal assetts not in the company name.
    So if you have a PROR it cannot be taken off you.

    I’m 27. First PROR at 25. Buying first IP by end of year. Can’t wait to catch up to a few of you.

    Maybe you should go visit them(the neighbours). Put on a carton and talk to them. They would probably appreciate that if you could relate to them(assuming they like a drink). See what it is they don’t like about your property.

    If that fails run for the hills.

    Thought I would add my bit as I live in a neighbouring suburb.
    Green Point is a good suburb. Very central to all areas on the Central Coast.
    Capital Growth is still going. Not much under 400k.
    Rent should return around $280. Certainly not for + gearing but good for CG.

    I am just new to this. No IPs yet, but selling up in summer and using profit to put deposits down on a few. Rents cheap here so I will rent. Everyone in here is an inspiration, and are unknowingly helping newby’s like myself to accerlerate our knowledge of the property market.

    Worst case scenario is that I lose my job, market crashes, and I end up on an acreage in the tropics.

    Heres my thoughts… If the property market peaks and interest rates rise, it will be hard for young people and battlers to stay or get into the market. I can’t see prices dropping much. Therefore the demand for rentals will push up yields. It might then be easier to find +ve geared IPs. If interst rates rise close to or above rental yields that could be scary. Either way I will tread carefully.

    Michael, Yes my servicability is stretched. Will me paying rent elsewhere effect my servicability if the banks don’t know I am paying rent. Maybe they think I am staying with mum etc.

    Regina, Not too sure about a line of credit. I cant see it helping my serviceability. I could be totally wrong.

    Daretotry, I am looking at Copacabana to rent. Houses worth 500k are renting for less than $300/week. Beautiful area.

    Crashy, Do I pay CGT if it it was not an IP? Not sure.

    Thanks for your suggestions. I think I will cash in and start fresh with a csmall chunk of money. Will definately keep reading posts for more tips.
