Recently I looked at a place in Tokoroa and even got to the stage of asking my NZ bank manager if he would do 80% finance on it. Here is part of his reply…
“I would not recommended that you proceed with the purchase for while the town is on State Highway One that is about all it has going for it. Tokoroa is a mill town is dependent on a paper mill for major employment. Over the years as plants become more computerised staff numbers are reduced and unemployment figures increase. From time to time there are major strikes which sometimes last months with no income so if they are a tenant of your property you have problems. Suggest that you stay right away from Tokoroa even if the land agents advertise the town is on the tourist route (everybody just passes straight through.)”
Although I have read and heard about lots of happy and sucessful Tok investors it seems my banker does not share the same sentiment.

How good is the Cashflow game?
My wife and I would love to get it, but the price tag seems a bit too high, while there’s a chance that it’s not that good a game or maybe a game you play once and them it gets stuffed into a cupboard for eternity.

I’m travelling alone too… I am just looking at the overall cost of daily transport and somewhere to sleep at night… The campervan works out to be the same cost as renting a small car and having to preplan my overnights at back packers… The campervan gives me all the conveniences and the freedom and flexability for the same cost.
As for going off road I think that even with rental cars they have restrictions about driving on unsealed road too.
I am going purely for business and don’t really plan to go off road.

Hi All,
I’m also planning a trip to NZ in April/May and have been doing some online costings.
Average backpaker stay = $30per night
Class one car rental approx $40 per day2-person RV camper van with shower and toilet $70 per day.
I reckon the RV camper gives you more freedom and convenience (pun intended) than the first option.
Any thoughts/comments?

Different country… different scenario… I had one of my IP’s in New Zealand managed by the REA that I bought it from, signed an agreement, which said I had to give 3-months notice… Anyway long story short, after one too many stuff ups I contacted another local PM and told her about the 3-month clause and she said it was not enforcable and all I really needed to give was 1 week so that paperwork could be sorted out.
In your case there;s no paperwork and no monies owing so I’d say you can just walk in and cancel the agreement there and then and find another PM who can do the job

All very good questions… A good post… But in addition I would like to say that even if we are aware of all the potential dangers facing us in the future (near or far) we must also acknowledge that history provides us with a great many people who have probably known that their future held many unsettling uncertainties and yet still invested in property and did very nicely thank you.
I think what I am trying to say is to anyone considering their first IP that they should not be discouraged by potential future problems.

Welcome to the forum, Sorry I cant help with info on that company, but one thing you need to look at with investing in retirement property is that some lenders usually only lend around 70%… It’s kind of a niche market.
