Hi All,
Just to update you… The ‘tenants’ were removed after going to tribunal, young niece turned up at court and admitted to not paying rents which the court has ordered her to pay and so far she is doing so.
Finally got the place cleaned up, fixed up and generally looking presentable.
Now PM2 has got snow bunnies moving in for the next 6 months beginning May 31.
I think I’ve had my fair share of problems now so I am looking forward to smooth sailing.

It is people such as yourself that I was thinking of when I started this thread.
People who are looking for investments that give a good return and who may be instantly attracted to investing in the US because the numbers stack up great.
I was suggesting that as well as normal investment property due dilligence overseas investors should also be looking at the world economy and how world events may influence their chosen country of investment.

I don’t have a crystal ball nor am I a professional economist so I cannot accurately answer your question.
However as a personal investor I would certainly be interested in looking at purchasing US property if the US economy collapes.
Once things hit rock bottom there’s only one way for them to go…. UP.
But then you have to start trying to figure out how long will the ‘rock bottom’ period last before growth starts up again.
International investing is a fun game… It’s full of what ifs and maybes.

Welcome to the forum.
Be aware that some people/companies classify a property as cash flow positive once you factor in end of tax year tax refunds.
Personally I think that if you have to put your hand in your pocket each week to add personal dollars to your rental income to meet the mortgage payment then the property is NOT cash flow positive.

This is a very simplistic outline in response to your Q.
The point has nothing to do with the reported ‘oil crisis’ per se… The point is that right now across the world ALL oil is bought and sold using only the US dollar currency and because of this the USA is able to run up huge debts. (I’m not going into details here)
So if the value of the US dollar is falling all those countries with huge amounts of US dollar holdings are technically losing money (value).
If as reported/rumoured the worlds oil buyers and sellers suddenly decide to start using the much stronger and more stable Euro as the worlds oil trading currency the US Dollar will collapse and along with it the US economy.
Hence my alarm bells ringing with regard to investing in the USA.

I agree that the source I am referencing is somewhat lacking in rational economic discourse.
As I said this is just one of many articles I have read which are all pointing in the same general direction. Mainly US economic collapse.
It just so happened that I read this particular one yesterday and so it was at my fingertips when I decided to post my concerns here.
As I read more I will add links to them in my original post.
Again I must reinforce that I always point out to people any info sourced via the Internet the KEY WORD at ALL TIMES, even from trusted sources, must be DISCERNMENT.
Now can we move on with my original point of this post which was asking forumites to air their opinions on where the US economy is headed?

I was wondering who would be the first to use the expression conspiracy theories… Congratulations Anubis you won.
So you are of the opinion that the US economy is not financially unstable… is not overburdened by a huge balance of payment deficits… is not massively in debt that cannot be repaid and that if oil was to change to being priced in Euros that the US$ would not devalue?
The key point I am hoping that readers of this article (one of many saying similar things) should consider is that the US economy is highly unstable. Any other points made by the article writer should be read with DISCERNMENT

Anytime I get one of these unsolicited marketing calls, even if it’s the Red Cross asking for donations, about 10-seconds into the call you just know, so I just talk right over them and say “I never do any business or make purchases over the phone. Thank you.” Then I just hang up.
I’ve never had anyone call back.
Now if you really want to get onto BLOODY ANNOYING let’s talk about e-mail spam.
I have had the same e-mail address with Ozemail for nearly 8-years and associated with that master e-mail address I have several sub-addresses which are used for our property business and individual persons in the household which are variously used on personal and business dealings, letterheads etc.
Due to my gross computer and Internet illiteracy 8-years ago I stupidly downloaded everything that caught my eye and as a consequence my master e-mail address got onto databases which means that today I get approx 100 spams per day.
I eventually got fed up so I called Ozemail tech support to see what could be done about it.
What I suggested was that we could delete the master e-mail address (which is the only corrupted one) and change it for a new one.
Ozemail Tech tells me that if we delete the master e-mail address we have to also loose the sub-addresses as that’s how their computers are set up. Cannot move sub-addresses to new master address.
After much disbelief that in this day and age of technology they could not just tell the computer to do what I was asking and even threatening to close my accounts and move to another ISP here I am stuck between a rock and a hard place coz I want to keep those sub addresses but I don’t want the spam.
Tech then suggested that I use the free Ozemail option of them filtering my mail for me and making the decision about what I actually get sent through each day.
When I said that I deal with a lot of new people from all over the world with my business and did not really feel comfortable allowing a computer to make those decisions for me, I was told that Ozemail keeps all filtered spam for 4-weeks and that once per month I could log in and go through them to see if there was anything I wanted to keep before they were deleted forever.
I asked him to do the math of 30-days x 100 spams per day and then figure out how long it would take me to sift through 3,000 e-mails once a month.
He shrugged (if you can do that over the phone) and said, “well those are your choices I can’t help you any further”.
Incidentally I am still with Ozemail, so I can keep my sub addresses, but I now filter all incoming mail through a program called Mail Washer. There’s a free version online, but the paid for version is much better because as you start using it and marking things for deletion and bouncing it begins to learn what’s good and what’s junk.
Phew, that’s a long 2 cents.

Just read thru this thread and noticed that some forumites posted that they were skeptical and thought it was too good to be true.
This sort of thing goes on all the time and not just in the building game.
Years ago I had a LOC with Citibank and recommended a friend to talk with the broker about getting a Citibank LOC themselves… Anyway they talked, signed up, I recieved cheque for $1500… Thank you very much.
As someone said, to the big boys these payoffs/commissions are small potatoes in the overall scheme of things.
Wish I’d been a Devine buyer coz I’d now have $1000 in my pocket… Ah well back to the J.O.B.

Unless you’re a Kiw I think 90%LVR is difficult to obtain, although some people have managed it.
There is no stamp duty in NZ.
My solicitor charged around $550 per property.
Insurance was around $350.
Loan setup fees where around $500
Council rates are approx $1,000 pa
You may also need to factor in a building inspection and electrical inspection depending on the age of the property.

Wot if the tenant decides to move out just 2-months into the 12-month lease?
You said market rent was $130pw… But you’ve done your figures on a guaranteed 12-months rent of $140pw.
If you had to accept $130pw do your figues still stand up?

Slightly [offtopic] but related to retirement, I got this story e-mailed to me…
About two years ago my wife and I were on a cruise through the western Mediterranean aboard a Princess liner. At dinner we noticed an elderly lady sitting alone along the rail of the grand stairway in the main dining room.
I noticed that all the staff, ship officers, waiters, busboys, etc. all seemed very familiar with this lady. I asked our waiter who the lady was, expecting to be told she owned the line, but he said he only knew that she had been on board for the last four cruises, back to back. As we left the dining room one evening, I caught her eye and stopped to say hello. We chatted and I said, “I understand you’ve been on this ship for the last four cruises.” She replied, “Yes, that’s true.” I stated, “I don’t understand” and she replied without a pause, “It’s cheaper than a nursing home.”
So, there will be no nursing home in my future. When I get old and feeble, I am going to get on a Princess cruise ship. The average cost for a nursing home is $200 a day. I have checked on reservations at Princess and I can get a long term discount and senior discount price of $115 per day. That leaves $85 a day for:
1. Gratuities which will only be $10 per day.
2. I will have as many as 10 meals a day if I can waddle to the restaurant or I can have room service (which means I can have breakfast in bed every day of the week.)
3. Princess has as many as three swimming pools, a workout room, free washers and dryers and shows every night.
4. They have free toothpaste, razors, soap and shampoo.
5. They will even treat you like a customer, not a patient. An extra $5 worth of tips will have the entire staff scrambling to help you.
6. I will get to meet new people every 7 to 14 days.
7. TV broken? Light bulb need changing? Need to have the mattress replaced? No problem! They will fix everything and apologize for your inconvenience.
8. Clean sheets and towels every day and you don’t even have to ask for them.
9. If you fall in the nursing home and break a hip, you are on Medicare. If you fall and break a hip on the Princess ship, they will upgrade you to a suite for the rest of your life.
Now hold on for the best! Do you want to see South America, the Panama Canal, Tahiti, Australia, New Zealand, Asia or name where you want to go? Princess will have a ship ready to go. So don’t look for me in a nursing home, just call shore to ship.
PS And don’t forget, when you die, they just dump you over the side at no additional charge!
