    That makes sense. Thanks. Do you know if i can claim depreciation expenses written up by a quantity surveyor against current home once i move into a new house?

    Hi Jamie
    That is why i am a tad confused.
    If i use equity out of my current home to buy a new prime residence …..and decide to rent out current home i would have to pay tax on rental income. So most people would just sell and move on. However ideally i would like to hang onto the property if i can.

    Also, if i do that, can i claim a tax depreciation on existing 7 yr old home?whilst living in a new home?

    Hi Shahin

    I am referring to Melbourne CBD. My house is 7 yrs old. It was built 7 yrs ago. It is not new exactly.

    The tax a/ct told me it would not be wise to rent out existing property and move into a new property close to CBD because I will have to pay tax on the rental income from 1st home. He said it would be better to sell it and buy a new one. But I want to keep both properties until I decide whether I want to move into the investment property (close to CBD)  down the track (after I buy it of course)

    I am new to property investing but I am looking to buy an investment property and I have a company Pty Ltd set up as Family Trust. So in a nut shell, I am trying to confirm whether there are more pros to using a family trust to buy an IP???

    As my new tax accountant says there isn't much difference.

    Also, many years down the road, if I want to transfer the IP property into my child's name, is it  a simple process using a family trust as opposed to buying in my own name outright?

    Hi There

    I too am interested to know how I can borrow money in the USA to buy an investment property.
    I hear that recently they have tightened things up for foreigners with regards to borrowing money and have actually stopped it for the time being. Does anyone know how  or have any ideas on how to get around these restrictions?
