    The vast amount of property business out there are really just marketing companies that make anywhere from 20-30k commission on each deal and they make out they are giving you independant help. If the property is off the plan you can bet that in most cases it is a marketing company. I am glad that there are many people on this site who do not work for the vendor but for the buyer. At least the client knows what they are paying for. I also tell my clients to question everything I say because at the end of the day it is there money

    The Guide to New Zealand Property Investing is a excellent book written by a couple of Australians who invest in New Zealand. It is available through my web site. It goes to theres. I do not make any commission, I just think it is a great book. I like others on this site purchase properties for clients in New Zealand. We have all the contacts including accountants to establish the best structures in New Zealand. I have a good structural accountant in Melbourne. However you New Zealand property you need to deal with someone there as you also need to raise the finance there

    As you are a New Zealander you should be able to establish a structure to assist you in NZ. Naturally I am not an accountant but I can put you in touch with someone who is. Secvondly like twice before investing in apartments. Do you research very carefully. If you are using a low doc loan manybanks will not fund apartments

    It sounds as though the writer may have had a nervous backdown however the real issues over the next 15 years will be the ageing population and the lack of young people entering the workforce. According to government figures we will have double the number of people over the age of 65 by 2020 and only 5% of people entering the workforce. If the trend does not change then you have to ask what will keep up demand. One awnser is that we should increase immigartion to Australia. In the current world climate where will they come from. It is unlikly that they will come from Europe ae they have a similar problem there. No doubt we will work it out, we normally do. I would like to see the government offering far more incentive for people to save than they are at present.I think the economy locally for the next few years will remain strong. The wealthier baby boomers will also continue to push the market up especially in waterfront areas. This is just my views of course

    It may depend on where you are. Bulding costs can be high. If you intend to keep both, thats one thing but idf you intend to sell you could sell the backyard to a builder. In many cases you may make as much without going to the hassle of building it yourself. Michael Yardney from Metrople does a lot of this and he posts on a regular bases. You could also speak to Alistair Perry who is a town planner who also posts here a lot

    You need to seek advice in New Zealand through a fgood property accountant. I have contacts in Australia and New Zealand who should be able to help you.

    I find in moist cases you are better to keep what you are doing separate. If you are going to work in NZ set up the structures there. The only way to get money is to borrow it in New Zealand. As mentioned I am not an accountant so you are better to seekthe advice there.

    You need to get some advise from either a good property accountant or a solicitor who is a structures expert. However in a nutshell a few years ago there were mager changes to capital gains tax rulings. If you own a property in your own name or a trust and you keep the property for at least 12 months you are only taxed on 50% of your gain or profit. In other words you get 50% free of tax. If you buy in your company its true that you will only pay 30 cents in the dollar however when you sell ou will be taxed on the entire gain 100%. This was done to discourage large companies from buying up property. For unless you are certain that you will not sell for most people in Australia buying in a company may not be the best way to go. I stress that you need advice as your position may be different based on income ect

    I agree with Steve.

    I have read the book and even written a review on this site. The book is a great resource for anyone starting in New Zealand or is also valuable for experienced investors. The book would have saved me a lot of time.

    Do you think that there will be any capital growth there in the short to medium term. Because if everyone buys there you can certainly artifically inflate the values

    Just as important see how much banks will now lend in these areas. People who invested there 18 months ago made money but not now. Remember it is possible to oversupply an area with investment properties.

    We also operate a buying service in New Zealand. We mainly purchase established properties. Our stategy is to purchase a mixture of high cashflow properties together with growth. Serviced apartments will generally give you the worst of both worlds. Stick to established property in sound locations and you will not go wrong

    My own view that a likly boom will occure before the end of the decade. But I suspect that rather than really steep growth the market will go up at a steady rate between 2008-2012 after that it depends on our ageing population
