One thing to keep inm mind is that employment like anything else is a product. Accoeding to government figures the number of people aged 65 and over will nearly double bt 2020 and yet we will only have 5% of people entering the workforce compared to today. That would mean that employees were in demand. Hence market forces will determine wages and employment demand.

Your right you have to pay cash. There are a number of rules you need to follow depending on the type of foreclosure you are entering into. In many cases you can not inspect the property at least not on the inside. You can certainly made checks as to whether there are any out satnding loans on the property or outstanding taxes. These are risks that can easliy be checked. Hense the importance of having a local team on the ground. If anyone is interested in forclosures we can assist you.

These and the apartment market in Auckland is likely to crash. Do not waste your money on second rate products. Most of these properties are owned by Australian investors. The New Zealanders have more sense. I recently purchased a house that had been divided into to flats returniing nearly 8%. The property will also have far more capital growth than student accommodation n Auckland

I have been a strong supporter of the Howard government. I agree with getting rid of unfair dismissal for small business. This legislation goes far further. They have made a mistake that will probably cost them the next election. The main problem is that on paper it is hard to see how anyone apart from the employers will be better off. People vote on issues that effecty them personally. The government should not forget that when they introduced the GST they nearly lost government and a large number of seats. The has the potential of being a far bigger problem for the government.

There is nothing wrong with investing in the United States. You need to be selective as you would anywhere else. Remember that much of America has also gone through a boom and there reserve bank is saying that there market is overheated. In Texas there are spots were there is very good buying. You need to keep in mind that once the rens are above about $1300 per month they become difficult to rent out. Because interest rates are so low there the most that rent cannot afford to buy.

You seem to take personal offence becuase I ask a question. I would like to see just how much positive cashflow you recieve when the dust settles. However my point is sure the market is slowling in New Zealand. If you purchased to hold medium to long term then the returns in New Zealand are still good and if you buy in the main cities they will now lend up to 90% on houses to foreign investors. Unless your getting massive returns I do not see the point in buying property with no growth. I have just gotten back from Texas. There are great places there to invest. But even there the numbers work better on larger purchases than single houses. Not everyone is buying properties to quickly turn over. In New Zealand I stick to main cities because they are more likely to have capital growth over a period of time rather than country areas. I do not mean to knock Buffalo or Western for that matter, but I also have the right to question. Western regularly posts comments here as to why you should not buy in New Zealand now. I do not believe in having a black and White view.

Yes continued with an apartment complex and I am doing sums on a number of others. Dont worry Western I will look at the figures you have produced above in due course. Just explain is that 2 4 bedroom roperties or 2 2 bedromm properties. Secondly if you have to put in 30% of the deal then many people will be using a line of credit to fund it. That comes at a cost and surley comes off the bottom line. Will run through the figures in the next few days.

It would to a degree depend on where your property is located. However my view is that in most cases if you give it to more than one agent the agents will work on there own listings first. Because they know they will make a commission if they sell the house. What is more important is are you happy with the agent. Are they working for you. Get a friend to enquire about your property and see what feedback you recieve. Also did they give you an overinflated figure to get you to list your home with them. I would be more inclined to give the property with one agent buyt have confidence in the person or company.

You will find that banks do not lend against property in New Zealand just as a Nw Zealand bank will not take security against an Austraian investment. However the best thing to do would be to establish a line of credit on your New Zealand property. In terms of a broker contact Alistair Perry. I could not agree more. I have just gotten back from the States and once my head clears from travelling I will post in more detail. A small group of use are purchasing an apartment complex and we have carried out extensive research to this point. We will not promote the United States until we are confident that all of the information has been comfirmed. The United States is a great place to invest. Buying Foreclosures is a excellent way to make money and create equity. I have spent a lot of time with experts on the ground learning how the system works. It is not that hard once you learn the rules. We also have someone on the ground who knows the market back to front and will assist us in aquiring property through the forcloasure method

I believe as you know that any education is good. My only problem is that many of the marketing companies already have financial planning licences attached or a real estate licence. We already have more red tape in Australia than anywhere else. Just becuase companies are registered as financial planners does not mean that they are doing the right thing by there clients
