It may depend on where you are from. However you need to check with the foreign investment review board. Normally a foreign nation can buy an off the plan property but not an established home.

As I have said on a number of occasions, if you are serious about investing then you need to do you own research. I know nothing about this company they seem to be another marketing company. Groups that offer long rental guarentees normally have it built into the price.
The fact that you are posting on this forum asking questions about the company after you have already purchased says it all. If you are not even sure as to how good the deal is you have not done enough research.; It amazes me that the most expensive purchase that most people make is often done so blindly.Nigel Kibel

I think that if you buy good property in main cities in the long term you will do well. I agree with Western that small towns in New Zealand and Australia are not a good option. Sure people made money out of properties in small towns however in many cases these properties are now overpriced. In any boom once prices rise dramatically in the centre other area such as outer suburbs and country increase. However once a market comes off the boil, outer areas drop in value. As an example inner city prices in Melbourne have held up well, outer areas for example new home market has now tightened. In New Zealand unless you are buying in the main cities I would stay away.
It is a matter of looking at strong growth markets. Thats why I am focusing on Texas and other parts of the United States. The market is overpriced in some areas but underpriced in others. With a population of 295 Million people there are always good deals to be found.
If you are serious about investing then put the time and effort to do the research it will be more than rewarding.Nigel Kibel

If you look at car park prices they have not varied much since the last property boom in 1989. In terms of buying an entire car park, thats fine but the type of person attracted to thios type of investment are normally only looking for 1or 2 spaces to invest in. Banks would look at these as commercial investments and you would only get a 60-70% lend. But frankly even if they gave you 100% it would still be a dud investment. The only exception would be in the downtown area of Sydney where there is a lack of car spaces. In Melbourne the value of these investments have dropped because there is not a lack of car parks and becuase of a new tax that will cost investors around $800 per year

If you buy a car in New Zealand, you have to keep it there for 12 months before you can bring it back to Australia. But if you bring it back within 12 months you will pay duty.

If I had a client who was looking long term and felt that America was too far then yes. You can still buy good property. As mentioned their are issues with property taxes and only being able to borrow around 70% needs to be considered.
Personally I am not buying in New Zealand at present and I will be focusing on Texas for the time being. As mentioned before I may be moving there.Nigel Kibel

Morwell is overpriced and has to many rental properties.
In a three year period the values lifted by around 33%, that lifted the 10 average from 1-2%. Thats ok if you brought 5 years ago, but not today. The chances of capital growth in the medium term are remote. However positive cashflow with growth is very hard to findf in Australia. Thats why people like Westan and I are investing off shore.Nigel Kibel

It is all about the level of research and the contacts you make on the ground. Many people loose money because they are not careful. They do not do their research and in many cases they purchase blindly. I think there are great opportunities to make money and invest well overseas, but put the time in and resaerch it carefully.

One other point that is worth mentioning is that regarding the property taxes around 50% of the tax goes to fund schools. It has been deemed that this is illegal and as such the Texas government are looking to fund schools from a different source. One example is that cigarette taxes have just been increased by $1 per pack, with other taxes to follow. This may mean that we may see a reduction in the property taxes. However as yet it is impossible to know by how much. If the tax was to be reduced by say 1% it could only help further fuel a property boom here.
