    I love sites that say our team and then do not talk about anyone. You have no idea of who you are dealing with.

    Anyway I am leaving for Texas on Friday.

    Should have my old team back on track in a week.

    It is important to deal with the right people. It is a nightmare if something goes wrong and you are 20 hours away by plane. I use a top tier accounting firm who put together the structures for both my clients and I. I deal with property managers who are also investors. I also have a financial planner who co ordinates things on the ground for me.
    However at this point I only buy the properties myself when I am there.

    I was based in Texas is 2006 running a real estate group. I am going back to Texas this month to put together all the on ground services to establish a buying group. They will include accounting, finance an agency, lawyers for structures. I will then buy for clients wishing to establish an income stream in the United States.

    I did not mean that Americans do not invest I meant that if you look at Australian investors we tend to invest at  higher percentage than do Americans. I was suggesting that a reason is that Americans can negitively gear there own homes Australians cannot do this.

    I agree with Richard, Up until afew months ago it was impossible to get finance in the United States. Irt is starting to free up a little. You can get beteen 60-70% funding. My view is that small apartment complexes work the best. They tend to have lower maintance issues and better cashflow. Properties with very high returns tend to be in slum areas. Personally I would rather have a lower return but buy in a blue collar area. I like San Antonio. The market is still flat. Good buying in a city that will continue to grow.

    Mny American do not invest in property. Part of the reason is that in the United States you can claim your expenses against your tax on your own home.

    The current finance issues in America will mean that few people who are working class will get ans over the next few years. That will over time increase demand in the rental markets. If you can get finance this is a good time to buy. However if you want to do this invest the time and go over and do you own due dilligence. If you buy over the internet you deserve the result you get.

    I am in the process of establising a new buying service to the United States. It will involve me personally going to the United States  and selecting the property for you. I worked there for much of 2006 in San Antonio Texas. Today I help delivery and design educatio courses for the 21st Century Academy.

    Most of my time these days is spent working for the 21st Century Academy. I MC and run and number of courses for Property Direct, a division of the 21st Century Academy. The courses we run are for two full days arego through a massive amount of information on how to invest.

    Currently if you come through me the course is free. Sure we offer services however our aim is to educate you. You can attend and then go out to invest.

    Buying property in a super fund is one of the most exciting changes we have seen in many years. However you do need to see a financial Planner. It is my understanding that if you buy in a self managed super fund neither you or your direct relatives can live in the property. You would want to check this out before proceeding.

    You can open an account, however you need a social security number to get a credit card. if you travel to the states and open an account, provided that you can supply an address American Express have a service called gobal exchange. If you have an existing card in Australia they will issue you with a us card. This is very handy to keep your effective spending in the United States

    Guys

    The secret is to do a lot of research and find great agents. I have found three, one in San Antonio where I worked for nearly a year, one in Indianapolis and one in Memphis. These are all great places to invest. I agree with world changer if you want to trade rather than just invest you do need to be on the ground.

    Your right Don borrowing for the USA is not that easy, however as long as you can prove income and have two years worth of tax returns it is easy. My concern with NZ is that it is at the top of the cycle. Invercargal is a cassic example. You were getting wel over 10% not long ago now 8% in looking good. You will do far better than this in main cities in the United States.

    These days if you want positive cashflow, forget New Zealand, with interest rates at 10.25%, look at the United States

    Any group who flog so called positive cashflow in second rate country areas I would be weary of. Uless the returns are huge why would you buy anything without capital growth.

    There deals return 8-10% big deal you are paying 8.8% for finance without much in the way of capital growth. Also does the return take into account there Finders fee.

    You would be far better looking elsewhere.

    This is why in my view buying properties in small country towns does not work. Firstly you will recieve very little if any capital growth ans frankly the returns do not make up for that lack of growth.

    At company in the United States will protect your interests far more than as an individual. It is important that you seek independant advise from a good US solicitor or accountant.

    The other issue Don is that you charge people a fee to represent their interests and then leave them without the support.

    If you want to invest off shore I would suggest the United States is a good place to go. Even with the Sub prime you can still get loans. There are a lot of places in the US where you can get positive cashflow but you do need to be careful where you buy and who you buy through.

    I think the chances of making money in Japan are very good. However I do not know a great deal abut it. I know that prices and equal to 1980s prices their,

    I recently read that to maintain the Japanese economy they need 600,000 foreign workers where today they only have around 60,000.

    The only stupid question is the one you do not ask.
    Yes you do need to set up a company and arrange finance. I am looking at Indianapolis next, have some good contacts their. Also have a few good ones in San Antonio. Do your research very carefully and do not buy anything you cannot see. Whats parts of the states are you interested in?
