    At Cash Flow Capital we provide a national service. We only deal in investment. The advantage to our clients is that we can source properties nationally therefore buy properties in the best markets whether they are cash Flow or growth properties. In my view we offer one of the best services in Australia. We are also offering a mentoring program which I run. In this program we offer development opportunities. The other service is how to buy safely in the United States.

    Property taxes vary from state to state. I deal in Texas. The taxes there are around 3% which is a yearly tax based on the rated value of the property. Texas does not have any other state taxes. Half of the 3% they use to fund the school system,

    If you make an offer you need to get it in writing. Insist on signing a contact. If you do this they have to put up the offer. They do not have to put up a verbal offer. In my view it is only an offer if it is in writing.

    Hi Martha

    The simple answer is you deal with someone who has already done it.
    It will be very difficult for you to set things up remotely. Even if you go to the states you will struggle to find the right people on the ground.
    You have three choices
    One deal with someone like me who lived and ran a real estate company in Texas for most of 2006.
    Go to the states and stay for a few months
    Three Forget the whole thing

    I have a strong interest in the US however the courses that I am running have nothing to do with Dolf DeRoos. I offer a mentoring program but will allow clients to travel with me to Texas and we will assist them to buy the properties. The aim at Cash Flow Capital is to educated and assist clients to invest in property.

    In terms of the 21st Century academy I was contracted to MC and talk, at Cash Flow capital I have designed the courses and services. Our courses are not just about the USA but also deals with both cash flow and growth areas in Australia.

    I find Texas to be one of the best and safest markets to invest in America
    Lets look at why
    If Texas were a separate country it would have the 10th largest economy in the world
    It is the highest export state in America
    Despite the debt in America, Texas has no state debt
    It is the fastest growing state, with over 1000 people per day moving there.
    The state unemployment is way lower than the rest of the country
    70% of jobs created in the United States in the last 12 months we created in Texas

    To me where ever you buy must be based on the long term viability of the area. Does the city have growth what is the potential for the area to expand. You need to ask the same questions as if your were investing here.

    To may people buy in the United States because it is cheap. It is true that you will get great deals there. However the real cheap properties being sold by the banks have 2 problems firstly if they are so good why will the banks not finance them and secondly they are often in dying or at least declining cities.
    What I like about Texas is that you have cities with many industries not like some cities that have not kept up with the time and are now paying the price.
    Finally as my business partner often tells me you can be in the best market anywhere however if you are dealing with an idiot it is still a problem.
    Do you research carefully, if you are going to use an buyers advocate then make sure they have been involved for a time and not the last 5 minutes. I first got involved in Texas in 2005. I then ran a real estate firm in 2006. I do not claim to now everything but I think I have some idea about that market

    I have been dealing in Texas for 5 years unlike many other parts of America you will not hear bad things about Texas. Yes you have to be careful and you do need to do your due diligence. I will also be conducting a number of tours there later in the year.

    I agree with much of what has been said. It is important to keep in mind that currently the USA appears to be a great place to invest. However many of the operators and new companies are not really experienced and as such will give there clients bad advice.
    The other trend is to target people that cannot afford to buy in Australia by promoting really cheap property with so called high returns. However it is important to look at the facts. Many of these cheap properties are being sold by the banks, they will not provide finance, so that tells you the confidence they have in there own properties. Many cities in the United States have high unemployment and vacancy rates of 15-20%. If you are going to buy in America you should only do so if you are wanting to build a separate income stream to what you have in Australia.

    If you really want to invest in the states you have two choices do it yourself, in which case you will need to spend at least 3-4 weeks on the ground just to get an idea of what you are doing. Or use a professional like me who has been doing this for quite a while. I ran a real estate business in San Antonio in 2006.

    In terms of charging for what I do, I provide a mentoring program where I will teach people how to invest in the United States. Keep in mind that for me to go to the United States and spend 2-3 weeks on the ground costs me around $5000. I can also assist clients to acquire property there.

    What is important is for you to do your own research and that means questioning anyone who offers you advise.

    Just had a quick look at your web site its good. I especially like the fact that you seem to have a similar view to me on property. You look at good property rather than cheap rubbish. I also have the view that if you are investing long term then look to safer markets. Thats why I like Texas. I will also go to Indianapolis next time. I used to have a great contact there but he has left the industry.
