    It is strong language however unless you have a great partner that you can work with on the ground you are wasting your time. My concern with Vegas is 47% falls since 2006 16% unemployment. Many property experts in the United States believe that Vegas is the least likely market to recover.

    Do your own research very carefully. Even with my clients we encourage them to come to Texas and see the market for themselves. Then they can see for themselves whether I am giving them the correct advise.

    If you go to the United States it is easy to open an account. The reason you cannot do it remotely is due to the patriot act. The Us government are concerned about terrorist opening accounts groups. HSBC will do it because you can go into a local branch. I opened an Chase account on the ground in Texas without any set up cost. The only rule is you have under $1500 it costs $6 per month.

    The market in Vegas is crap. The property market has fallen by around 47% since 2006 it has high unemployment of around 16% and high vacancy. According to many reports look at Forbes for one list Vegas as the market least likely to recover from the GFC from a property point of view. Otherwise enjoy your trip but do not waste your money.

    Heading back to Australia today after a successful property tour of San Antonio. Another group of Australians now appreciate what a great place Texas is to invest. <moderator: delete advertising> Now the long trip home. I watched 5 movies on the way here I wonder how many I can watch on the way back

    I will write more on my return, however each deal is different. As an example one client had to invest $22,000. The mortgage on the property was $75,000. Therefore the property owed the client $97,000/. The property is worth between $120,000 and $130,000. In this example we put a rent to own client into the property with a buy out figure of $120,000. They are also paying $950 per month. Which is in fact positive cash flow of around $136 per month after all costs and taxes. These are safe deals that create a win win situation for everyone.

    I have spent 12 months working on the backend to provide the best US Investment service in Australia. If it sounds to good to be true consider this. I have been involved in Texas since 2005 not 5 minutes unlike many on this site. My business partner has been doing this since 2004.

    Orlando is a market that has fallen in value by nearly 50% since 2006
    I am sitting here in Texas, a property market that has not fallen at all.

    Many cities in the United States have fallen by up to 50% since 2006. The market has fallen and both the rental vacancy rates and unemployment remains high. The exception is Texas where the market has not fallen at all and the economy remains strong. Do not be sucked in by cheap prices. If that is the only reason you want to invest in the US then do not bother.

    You have picked some of the worst cities to deal in America. But as my business partner tells me it does not happy how good the market is if you are dealing with a fool. I cannot understand why people keep throwing there hard earned money away. It does not take a lot of research to know that these are bad markets.

    You have picked about the worst cities in the US to buy in. If thats all you can afford do not bother. I am amazed at how many people are simply happy to through there hard earned money away.

    At our company we run a mentoring program. Once you join you do not pay any extra costs to buy in the United States. However if you think $5000 is a lot of money i suggest you go over understand the market yourself and see the cost. I suspect even if you could do that how long would it take you to develop the contacts.

    There is different types of student accommodation. If you are renting a house room by room thats great. However if you are buying a 20 square meter or smaller box it is not good. Think about this what is your resale on a tiny room. Clearly only to investors hence your poor resale.
    The other problem is with interest rates now over 7% your returns are not that great either.

    If you want cash Flow in Australia with growth you really only have mining towns in Australia. Projected growth and returns are great. The only other area is the United States. We dealing with all types of property. However personally I would never recommend student accommodation unless you were buying a house and renting it room by room.

    There are so many groups now promoting the United States most fall into two areas, firstly those just selling property often in slum areas and secondly those people who do not really know what they are talking about.
    Be careful of people just dealing with agents in the US. Levels of service are poor. If you want to do this for yourself be prepared to spend months on the ground to gain the knowledge. I lived in Texas for the better part of 12 months. I struggled to find good people to work with. I know have a business partner on the ground and can provide all the back up services.
