    I think it is easy to be cynical. In the property business there are many reasons to feel this way. Many companies use mentoring as a method of simply selling a product. Now to be far why should anyone share there knowledge for free. If you go to an accountant a solicitor or any other professional would you expect there services for free?

    I have been dealing in the United States and am also involved in property development. My view is that my role is to help my clients make money. Naturally I make money as well. However I know that I can help people make more money than they can do on there own.
    I think that a mentoring service should be about helping people do the deals. Because you can teach people information however without the knowledge and experience it is still difficult. My suggestion is to talk to the person and see what there vision is

    What you should do is deal with someone prepared to mentor you. Most marketing companies are just out to sell you a property. Thats understandable as most of these companies have huge overheads. However is that best for you.
    It also comes back to what are you trying to achieve.

    I find that in many cases people do not really know what they want to do.
    I normally start people off by helping them to design a life plan and then get there finances assessed.

    It is a matter of looking at the entire picture and not just trying to scare you into buying what they have to sell you

    The great Industrialist Paul Getty once said I buy when every one else is selling.

    There has never been a better time to buy, whether its here or in some parts of the United States
    In Australia I believe the market is at the bottom. I am looking to buy development property in inner city Brisbane as i believe the market is under valued. Once you get a change of government some of the confidence will return.

    In America i deal in Texas one of the best markets in America. I do not believe we will see any major change in the US until 2015. So there is plenty of time to establish your portfolio there. In Australia there is about 12 months to take advantage of current conditions.

    If you are going to buy in the US do not dismiss people who can help you. However you should go over and satisfy yourself as to how good the deals are. We encourage people to Travel to Texas to look at markets and to do your own due diligence. If you are not prepared to go over at least once you either have money to waste or are not serious

    I believe that in Australia the market has bottomed. For example if we look at the Brisbane market in my view it is undervalued by around 10%. I think that after the state election in March Queensland will get a change of government and as such I think we will get a jump in Property values of about 10% by the end of 2012. Again I am suggesting that this will apply to inner city Brisbane rather than the wider area.

    In terms of other markets Melbourne will remain solid. It also depends on what is your strategy. If it is buy and hold then its a safe bet. Personally I prefer inner city areas of major cities I also think that mining areas can be good as well

    I think when we are talking off shore it is unlikely that we will see any real improvement in the US market before 2015. However markets such as Texas remains strong

    The difference is that I have been there on many occasions I was there 2 weeks ago. I generally charge around $1495 that is the cost of a tour plus you can buy as many properties as you like. My aim is to work with people who want to establish a separate income stream in the United States

    How am I self promoting I am stating my experience. I was doing this through an education group. However I am happy to discuss the process with anyone that is interested.
    By the way I I notice that Richard Taylor is promoting the UK. You will not find anyone more ethical or with more knowledge than Richard. He has been posting on this site longer than me.

    For the record I am not asking anyone to use my service however for some reason people seem to resent paying for advise and a service that will save you time and money. I have spent a great deal of my own money to both educate myself and establish contacts with one of the best operators that I have ever worked with.

    Now if you want to do this yourself thats great. However you will need to invest the time to gain the knowledge and in America that is not an easy task.

    The problem is that for many it is far easier to just flog cheap properties to people and charge them a fee. Firstly you should do your research very carefully. One of my clients is a police officer whenever he is given a property he rings the local police station and asks them about the area. Before meeting me he dealt with another company who he found that 9 out of 10 deals were in bad areas. With my deals he had no such problem. Australians do not understand that cheap properties are often in slum areas and need to be avoided at all costs. Make sure what is happening to values because in many cities prices are still falling. In other words if you use a buyers agent ask them who they are using on the ground, because in many cases they are using agents who see Australians as there saviours. This happened in 2005 it will happen again many Australians will come to regret there purchasers

    Frankly trying to buy properties yourself is dangerous. I have been involved in the Texas market since 2005. We focus on the pre forclosure market and obtain properties for clients that already have financed locked in.

    If you wish to do this yourself you need to invest a great deal of time and research into you investing. In many American cities one area may be great but an area just a block or two away can be bad. Without someone on the ground to work with its makes investing a game of chance rather than investing.

    I think that to suggest that people who use buyers services for the United States are lazy is just plane silly. If you want to go to the city and spend months developing the contacts good luck. The problem is the level on quality service that you can find on the ground is poor. Why am I saying this is that I did all of this in 2005 I even ran a real estate company in Texas in 2006 and still struggled to get great contacts. I believe that a lot of people will lose money in the United States, because they are dealing with Real Estate agents who see Australians as easy targets.
    I am going back to Texas in Two weeks we take small groups and educate people about the market.

    Who you are dealing with on the ground will determine whether your investing is successful or not.
