    I am also involved in larger scale property development, where we put our partners directly into projects. Larger projects produce larger profits especially with funding issues. Also if you go into a 2 or 3 unit developments the profits are not as large because you are competing against other investors and small developers.

    I think the first thing to consider is what are you planning. Because it is important that you have thought about a short, medium and long term plan with what you want to achieve and why. Many people who invest make mistakes because they spend more time researching what blue ray player they are buying than they do when buying an investment property.

    There are no signs that the mining areas will drop in value. I think it is a matter of reviewing your investment. It also depends on the amount of debt vs equity you have. You could borrow against the property. It really depends on what you have in mind.

    I believe the Queensland and especially Brisbane is undervalued. There is a lack of confidence there at present. I think once you get a change of government you will see the market start to move up. We are interested in any development projects that we can pick up. So we are speaking with our money. If anyone is interested in being involved directly in projects let me know.

    Fredo asked if anyone was wrapped up in the states. I have been buying there since 2005 and can help anyone purchase in America.

    I often say to people that it is important to see and appreciate what you have. I have been through a tough 12 months However I also have a wonderful wife who has been my partner for more than 21 years and two great children. At the end of the day this is really what is important.The other things are just in place to support what is important to you.

    I find that the reasons that people what change in there lives is rarely about money. It is normally about happiness and enjoyment of life.
    Many people just get caught up with life and in many cases a lack of self esteem.

    Make a start today do not wait until tomorrow

    I could not agree more. If every person sat down and started to goal set by detailing a life plan there lives would change.
    My wife and I have been involved in a life plan for 17 years. When I look back to what we first wrote it is quite different to what we have today. What it does is keep you focused and helps you keep on track.

    I work with clients everyday and I help people invest in both the United States and also in development projects in Australia. However the most important work I do is coaching and training. The reason is that most people just drift in life. While I think books like the 4 hour work week are brilliant I also know that often in the beginning people need a more simple approach. They need to start somewhere. The first thing they need to do is work out what they want to achieve. The way to do that is to sit down and write down those things that are important to you. Once you start to do this the plan will slowly take shape. Once the plane takes shape the ideas will start flowing and it will help move you in a direction to do more complex things.

    The four hour work week is a great book however you need to start with something a little more basic. Firstly you have to work out what you want out of life. That is why it is so important to work out your life plan first. Once you have done this you can look at the strategies to help put your plans into place

    This is what I teach however it is important to start with small things. People often think if I am going to write a life plan I need to make a grand gesture. However in reality we can start with little things. It might be you want a new car a holiday a new partner. It does not really matter. Once you start writing things down it will start to develop. It is not enough to say I want money you have to look beyond that and work out why you really want money. Take the time to think these things through. When you do this the answers come. Is it easy ? No it takes focus. However the end results will help you with your journey and provide you with success.

    I do not back away from what I said. I am not saying all agents are bad. It just most agents as in Australia deal in residential sales and do not understand investments. Investment is a specialized area not all agents understand this

    I believe that if you sit down and focus on what you want then it will happen. Most investors react rather than plan. I mean people wake up and say I will not have enough money in retirement. So they go to a seminar and buy a off the plan property and then pray that they have made the right decision. Instead think about what is important for you. I spend a great deal of time with my clients to help them to develop a life plan. Once this is done your focus on what you are doing will become far clearer.

    That;s a pleasure I run a mentoring program and the first thing I talk to clients about is the need for a life plan. If you spend 30 minutes a week on it you will find that ideas you have never thought of will come to you, It is important to look at what your real desires are rather than just reacting.

    It is a matter of writing down what you enjoy work out what makes you happy. Most people get dragged on by life and do not stop long enough to see if that’s what they want to do. Therefore may people feel unhappy and feel there is something missing in there life. So start by writing down what you like in life and what you do not like. Imagine yourself in your ideal life. What would it look like? Being successful is not just about money but also about achieving your goals

    Thats not what I am saying my partner is fully licensed in the United States and provides a full turn key service however he things like an investor and is creative in how he gets properties. The average agent sells properties. Most of the marketing companies sell through a few so called wholesalers. However I would not go to an agent in Australia and ask for investment advise either.

    It is important to deal with people who are investors not agents. Agents to a large degree see Australians as a soft target. I deal in Texas with a full time partner on the ground. Unless you are dealing with someone on the ground then do not invest there. Having the full service on the ground is essential for you success. Do your own research before buying into a given market.
