Where do you suggest to look to purchase in Melbourne for good capital growth prospects, low vacancy with decent yield?

Also do you source in these areas?

@nigel-kibel any other reasons you think other than population growth will make the Melbourne market go for another 4 years?

@Nigel-Kibel Well I guess they’ve just tricked me to buy this property for the sake of Tax benefits / Depreciation purpose.
Hence I can only wait until 10 yrs before it is Cashflow Positive.

Because the suburb is close to the CBD hence it will increase in value for sure according to them.

As @Nigel-Kibel mentioned, yes corruption is really big in the Philippines but if you really want to invest there, you have to make sure that the developers have a good and solid reputation. Say hello to beaches and 24/7 warm weather as this is what’s in store for you in the Philippines. :)
