It depends on how good the people are on the ground. I have a great deal of faith in the accounting firm I am dealing with.

I was based in San Antonio running a real estate business in 2006. I am flying there again on Friday to establish a buying service. My service will be a combination of education and a direct buying service.
I do not buy properties and then on sell them.

It is important to deal with the right people. It is a nightmare if something goes wrong and you are 20 hours away by plane. I was based in Texas is 2006 running a real estate group. I am going back to Texas this month to put together all the on ground services to establish a buying group. They will include accounting, finance an agency, lawyers for structures. I will then buy for clients wishing to establish an income stream in the United States.

I did not mean that Americans do not invest I meant that if you look at Australian investors we tend to invest at higher percentage than do Americans. I was suggesting that a reason is that Americans can negitively gear there own homes Australians cannot do this.

I agree with Richard, Up until afew months ago it was impossible to get finance in the United States. Irt is starting to free up a little. You can get beteen 60-70% funding. My view is that small apartment complexes work the best. They tend to have lower maintance issues and better cashflow. Properties with very high returns tend to be in slum…[Read more]

I am in the process of establising a new buying service to the United States. It will involve me personally going to the United States and selecting the property for you. Buying property in a super fund is one of the most exciting changes we have seen in many years. However you do need to see a financial Planner. It is my understanding that if you buy in a self managed super fund neither you or your direct relatives can live in the property. You would want to check this out before proceeding.

GuysThe secret is to do a lot of research and find great agents. I have found three, one in San Antonio where I worked for nearly a year, one in Indianapolis and one in Memphis. These are all great places to invest. I agree with world changer if you want to trade rather than just invest you do need to be on the ground.

Your right Don borrowing for the USA is not that easy, however as long as you can prove income and have two years worth of tax returns it is easy. My concern with NZ is that it is at the top of the cycle. Invercargal is a cassic example. You were getting wel over 10% not long ago now 8% in looking good. These days if you want positive cashflow, forget New Zealand, with interest rates at 10.25%, look at the United States

Uless the returns are huge why would you buy anything without capital growth.There deals return 8-10% big deal you are paying 8.8% for finance without much in the way of capital growth. This is why in my view buying properties in small country towns does not work. Firstly you will recieve very little if any capital growth ans frankly the returns do not make up for that lack of growth.

The other issue Don is that you charge people a fee to represent their interests and then leave them without the support.
