I also believe that I provide good service to clients. I have lived in Texas and have developed great contacts there.Just one question how much of that market increase is due to large numbers of investors buying there?

Sure in Detroit a dying city were the population has dramatically dropped and whole streets are deserted. Just because something is cheap is not a good reason to buy there. To me Texas offers much better opportunities as it is a growing market with over 1000 people a day moving there. Texas is the 10th largest economy in the world.

I also have a great network of people in Texas which in my opinion is a much safer state to buy in than a city like Detroit. I never buy site unseen. Because I only buy properties in person and have known the agent for a number of years I know the properties I buy are not loaded. If you take a short cut with your research it is easy to make mistakes.

The more the media talk the market down the more excited I get about buying there. Remember if you are buying for the long term and are careful with what you are doing you cannot go wrong. It is always about doing the research.

All of what you write is true however if you are looking to build a long term portfolio then thias is by far the best time to buy. You should always be buying when others are selling.

These type of deal are also readily available in the United States. Its a great way to purchase without having to arrange finance. However like everything else you need to do your research carefully before proceeding.

We are still looking at the figures. However you need to be on the ground to do this well. The people I work with are very experienced. I will go over on a regular basis and personally select the right property for my mentoring clients. Buying good property takes research and understanding the local market.

Buying in problem areas can be just that a major problem.
People are attracted by the low cost say $30,000, that may offer a 20% return. The problem is that your return is coming from a small base. The days of sub prime loans have gone. What this means is that in the current US market unless your credit rating is near perfect you will not get a loan. This is good news for investors because over time it will create more demand for rents which should put upward pressure on prices.

You cannot inspect the properties and you have to pay cash. I will be buying forclosed properties and offering them renovated to investors at under market value.

The same people that invested in Buffalo will now invest in Detroit. They never learn. People will line up to buy because they are cheap. The same people will complain when they cannot collect there money.
