It is my experience that cheap properties are often in slum areas. However I have only been involved in the Texas market for 5 years. I am sure that many people have been involved in the US market for a lot longer than me.

It is strong language however unless you have a great partner that you can work with on the ground you are wasting your time. My concern with Vegas is 47% falls since 2006 16% unemployment. Many property experts in the United States believe that Vegas is the least likely market to recover.

If you go to the United States it is easy to open an account. The reason you cannot do it remotely is due to the patriot act. The Us government are concerned about terrorist opening accounts groups. The market in Vegas is crap. The property market has fallen by around 47% since 2006 it has high unemployment of around 16% and high vacancy. According to many reports look at Forbes for one list Vegas as the market least likely to recover from the GFC from a property point of view. Otherwise enjoy your trip but do not waste your money.

I will write more on my return, however each deal is different. As an example one client had to invest $22,000. The mortgage on the property was $75,000. Therefore the property owed the client $97,000/. The property is worth between $120,000 and $130,000. Many cities in the United States have fallen by up to 50% since 2006. The market has fallen and both the rental vacancy rates and unemployment remains high. The exception is Texas where the market has not fallen at all and the economy remains strong. Do not be sucked in by cheap prices. You have picked some of the worst cities to deal in America. But as my business partner tells me it does not happy how good the market is if you are dealing with a fool. I cannot understand why people keep throwing there hard earned money away. It does not take a lot of research to know that these are bad markets.

At our company we run a mentoring program. Once you join you do not pay any extra costs to buy in the United States. However if you think $5000 is a lot of money i suggest you go over understand the market yourself and see the cost. I suspect even if you could do that how long would it take you to develop the contacts.
