    Hi Oscar, firstly, your project looks great. I cant wait to eventually start my own.

    How do you determine how many dwellings you can put on a block. Do you use the FSR in your feasibility study or do you use a general rule of thumb (say 300m2 each dwelling)?

    Thanks for your reply catalyst. That's the strategy that I am aiming for.  My biggest concern is that I a buyers agent will not get me a place any cheaper than what I could, yet I would still have to pay them.  

    Since this would be my PPOR  ideally I would like it somewhere in the inner west of Sydney. Main reason being that I travel a lot for work and don't want to be sitting in a car for over an hour just to get to work. So anything in campsie marrickville etc. I'm not too concerned with the state of the property as my intention would be to renovate it anyway.

    can anyone recommend a buyers agent around these areas

    I agree, maybe my expectations are too high. What would be a good indication if a bargain?

    So this is my strategy, well my way of thinking. I'm a carpenter so I would like to purchase a house (ppor) renovate it and use the equity to purchase another place as a IP.  The bank will give me a loan of 550k. I have a deposit of 150k.  What do you think about the strategy.

    I'm looking to spend about 650k and areas are  all over Sydney. I would like the inner west if possible
