    Dominec, Call them direct and they will get you one.
    I ordered mine when thay first ran out in December. Recieved a copy last week. I was told it was on back order. Call them, you will probably find the site is not up to date. And they now have them in stock.

    What you suggested is exactly what he does except he rents the third one out.
    Ive met him twice. He appears to me to have acheived the same as STEVE and co. Using a differnet strategy DEVELOPING!!!!!

    MOre importantly he has some very simplistic approaches that anyone can use.

    If your doing this for accountability. Tell us How much money you are starting with (Thats money you physically have in the bank)
    And any Equity you already have.
    Why
    Cause if you already got 104,000 dollars cash. You could bank it at 5% for a 100 dollar a week return.

    I believe the office will reopen on the 9th of january, I suspect that the web site is not up to date. I ordered mine back in December by phone. Was told it was on order would not be available ffor 2 weeks.
    Have since recieved it so id assume they have stock now.

    Contact menu at the top should sort you out. GIve them a try on Monday

    Hi there,
    Just my 20 cents, With your PPOR. Not advice just what id do cause what i want and what you want are likely to be different.

    Sounds Like lazy money to me.

    310,000 minus 85,000 = 225,000 in equity

    How much of a return is your 225,000 offering now?
    1.Capital growth is not likely more likely moving down. So the equity is earning nothing.
    2.If you rented it out for 260 a week your 225,000 dollars is earning less then 5%.( Better off in the bank)
    3.I dont know what your mortgage repayments and on going costs are if you throw them up could pinpoint what the return would be. But I’d expect your return would be less then 4%. Pretty dismal…
    ( Definitely better off in the bank)
    4. You dont know its worth 310k till you sell it for that.

    What Capital Gains????!!!!! or is it a property that is unaffected by the market?

    I guess for me i’d Sell the PPOR. And find a better avenue to increase the returns, whether it means more property, shares ETC!
    Also looks the money would create more positive casflow locked up in a term deposit with no risk… Something you could do in the meantime till you find the strategy that best suits you.

    Id also evaluate what the equity in IP1 is returning and assess whether it needs to be sold also! Sounds like its Neg Geared ( no problem with that) But how much growth do you expect out of its equity in this market? Or does it have other appeal?

    I have both and a few more. I reccomend wealth guardian. I know its not what you asked, and I have nothing negative to say about Investment Detective or Buyer Beware. But as an honest answer I really liked wealth guardian!

    Wow thats dissapointing that the media has put us in such a bad light over this issue overseas.
    The media here certainly has alot to answer for too.
    As for violence on a world stage? We don’t even deserve a mention. There where maybe 6 victims who where hurt on the day and cars damaged in retalliation.
    Followed by a couple of more bashings and stabbings.

    Internationally nothing really extrodinary there!

    Happens every weekend any way people stabbed ,mugged , bashings, rape, burgulary etc. The only difference being the media spotlight.
    Ill even bet that the cronulla debacle does little to the average weekly crime rate of bashings and car damage.

    More importantly this type of bad press has caused that miniscule portion of the minority groups to come out of hiding and represent there rascist beliefs. Like the idiots caught carrying petrol on the bus!!! Further fuelling the media hype!
    So the rest of OZ ends up being represented internationally by a mere speck of the population.

    Interesting, This sounds like a great deal! surely she must be able to rent the other half for a similiar return?
    Im sensing there must be some difficulty getting tennants in this area. Why the emphasis on the rental guarantee?
    Why not offer 170k or lower with no rental agreemant, $157 a week is $8164 annually. Take it off the purchase price!

    Purchase price = 170,000
    deposit 20% = 34,000 + 5% for closing (8500)
    loan repayments on $136,000
    weekly =$212.90
    annually =$11070
    Other outgoings ( new tenants may not be willing to pay rates etc)
    management = $1500
    other = $1500
    Assuming she has both rented for $205
    annual return = 21320

    $21320 minus outgoings of $14070
    $7250 dollars positive a year
    or $140 dollars a week!
    Also COCR = 7250/42500
    %17 return

    Provided you can solve the tennancy problem Why wouldnt she buy it? The figures appear to stack up. Even if purchased at asking price.
    My question would be why has it not sold in 16 months? And to be looking closer at the property and suburb.

    Maruco, I dont give a stuff what your son looks like! If he is an honest and trustwothry person Ill gladly stand by his side! And he should be able to proudly stand up and say “I AM AUSTRALIAN”.
    If people look at him and identify him by his looks so be it. Its whats on the inside that counts.
    As for not liking being called asian? Im kiwi and believe me when I say us Kiwi’s cop a hammering! Dont even get me started on the sheep jokes. None of which bother me in the slightest.
    Australia is a place based on multiculturism!!! Remember the Aboriginals where here first, they are the true aussies!
    You have every right to stand up and call yourself an aussie! If thats what you believe.

    Hi Calvin,
    I heard earlier on the radio a group of cars full of lebs was pulled up in the city. The cars where searched and numerous weapons ( no guns) where found.
    There drivers license showed W.A address’s.
    Not sure on the validity as it has not been shown on the TV news yet. And there have been several misleading stories flying around!
    But jeez if it is true the media must really be stirring the pot over there!!!

    Magellan,
    Having met Martin and spent time with him, I highly reccomend going to see him. The important thing to remember is that this is a guy who actually does as he says! Yes he is finacially well off. But he has the same fears as you and me and invariably has made the same mistakes that we will.
    For this reason he is an excellent resource, who can genuinly stand in front of you and show you exactly what he does now and what he has done wrong!
    In my opinion he is just an average joe smo. Nothing special. Except for his amazing success with property. He is very straight forward and gets an A+ for honesty (believe me if you ever meet the bloke you will understand).
    Can I also say (just as my opinion)that he has reached a point where he has more money then he knows what to do with it. I have no doubt in my mind he is not reliant on this seminar for income! More likely has reached a point where he wants to give something back!

    While i deliberatly make a choice not to be rascists. And accept anyone for who they are.
    If i see an asian driver i automatically assume bad driver
    If i see 5 lebs in a gemini I automtically assume trouble
    But also If I see A group of bikies I also assume trouble?

    Is sterotyping a race, rascism?
    If so then why is it not rascism when i see bikie gangs?
