Yep thats why its important to buy well and acquire in the early years as you have the portfolio for 5+ years as time does its thing. The first few years should be active accumulation and the later years consolidation phase where u sell at the higher level to pay down ur keepers.

Funny enough my initial portfolio was made on that. The burnt n kicked in stuff is just for fun. I wi start recording my boring stuff too soon. I have a couple of plain deals in my blogs etc I do.

The property is on a main drag hence the road frontage. All it needs is kerb and gutter.
In other parts of the area which have been rezoned you can build on 250sqm blocks as there are lots of finger blocks there.
It is a specualative play.
Also, I can rent the place for storage, or to put up a big banner. if I get $40pw rent thats still 20% return in Sydney? Not ideal, but it is ok. My ideal is to get $200pw rent.
The water routes are being changed as infrastructure is going into the town so this will be a positive.

This project has been approved, however there are many different sections of this area.
I was going by stats off a website, I live in district and never tried to go Airport. However the 45 minutes is the m7/m5 route.

Mt Druitt is a good area which is changing.
You can buy units there still in 160k's which rent for 280pw.
I just bought 3 properties last week there for investors under 200k renting for 300pw.

I have got a few units in cairns.
The market is depressed and you can get fairly modern 2 bed units for $120k or less rent 180-200pw.
Dont buy studios there as they are trouble with high strata etc and generally in motel blocks.

One must do due dilligence to see hat there is enough infrastructure around incase the mines close.
Good to see bunnings, maccas, kfc etc in town.
I think the best question to ask is which one is going to get you to your goal?

I believe there are a few Great Australian Dreams.
1. is to get a redundancy package
2 Own your own home
3. retire at 40 (if you don't get 1, and if 2 isn't forcing you to work till you're 75)
4 give your kids what you never had (most of the time this equates to having a parent up to their eyeballs in debt!)
I would go differently and say that it is better is to
1. have someone to love
2 have something to do
3 have something to plan/dream/look forward to for ( and this is where the whole financial/investing in IPs comes in)
4have memories to cherish.
I see retiring early only works if you can continue to fulfill all of these.
Thoughts?
I guess everyone has differnt goals and aspirations.
If we look at the underlying factor, people have a drive to retire at 4o, is it to spend time with kids? is it to travel, is it to play jet skis, everyones end goal is different, the freedom part is the talked about part because everyone wants the freedom to carry out their end goal.
Thanks Blackhotel, The tenants were kicked out. However there are many tenants sending in applications, and will be let straight away now place is fixed and cleaned. I couldnt get out onto balcony, so opened the window and popped my head out for lighting, hence the traffic.
It was peak period on a long weekend, not a main road at all however the window I shot the video from was, towards the lake and that is a low – medium busy road. Very quiet area though.
