Yep thats why its important to buy well and acquire in the early years as you have the portfolio for 5+ years as time does its thing. The first few years should be active accumulation and the later years consolidation phase where u sell at the higher level to pay down ur keepers.
Funny enough my initial portfolio was made on that. The burnt n kicked in stuff is just for fun. I wi start recording my boring stuff too soon. I have a couple of plain deals in my blogs etc I do.

Mt Druitt is a good area which is changing.You can buy units there still in 160k's which rent for 280pw.I just bought 3 properties last week there for investors under 200k renting for 300pw.
Hi,I have got a few units in cairns.The market is depressed and you can get fairly modern 2 bed units for $120k or less rent 180-200pw.Dont buy studios there as they are trouble with high strata etc and generally in motel blocks.Goodluck
I have bought many regional towns.One must do due dilligence to see hat there is enough infrastructure around incase the mines close.Good to see bunnings, maccas, kfc etc in town.
