    Anyone can buy and hold, but even buy and hold is a little scary the first few times you do it. How do you push past the fear? Quantify it.

    If you truly want to build wealth, you need a system. You need a safe place to develop your ideas and evaluate them in a rigorous way.

    Your most valuable resource is time. You can learn all this stuff yourself, but it’s not just facts. It’s mindset, patterns and the inspiration you get from others who are also facing their challenges and overcoming them. How long do you want to spend learning all that? How many times do you want to gamble without a great system and a great group of people to soundboard with?

    Bootcamp is a chance to learn in five days what it takes most people years to learn, if ever.

    Leaders attract people who resonate with them. Steve is generous, courageous and authentic, so you get to spend five days with 70 other people who are also generous, courageous and authentic.

    You can learn from your own mistakes. Or you can learn from a master who has developed a system, applied it 50-100 times, and then moved on to develop another system – six times across three countries. You can watch as he unpacks the development of his latest new system. You can get his feedback as you attempt to develop your own system. You can develop a definite plan for financial freedom, and get his and his team’s help to achieve it.

    If you buy one good property, it will easily gain you $10K in a year. If you buy a bad property, it could easily lose you 10s or 100s of thousands of dollars. A system will make the difference.

    It's not that hard. I did Tommy's course and then bought some in a Florida auction. I think my returns ranged from around 7%-16%. I also bought an OTC one at 18%. OTC is the easiest way to get a good return (at least for Florida ones). I will buy more now I have my US bank account set up. If you follow Steve/Tommy's advice is pretty easy to buy liens that are good value (= property has high value, low existing liens, etc.). I'm not sure why taxlienlady thinks you need to buy enhanced lists – I thought the lists from the county website were fine (all free). I certainly wouldn't pay $5K when Tommy's course was only $1K!

    OTOH, property may return more than the liens, and quicker, so we'll see how the next few months goes :-)

    I'm just starting to invest in Florida. As I progress I'll develop a similar list and post it when its useful!

    How are you planning on paying for them? ie. you need to include W9 and cert #s with a cheque drawn in US funds from a US bank. I can't see how to get a US bank cheque in Australia – I presume that Citibank and HSBC are locally consituted affiliates and thus may not be recognised as a US bank?

    The only way I can see to do it is either:
    a) Get the cheque sent to me and package it all up and send it (slow!)
    b) Get the cheque sent to Tommy and send him the W9 and cert #s (for which he charges $100 or we need the advanced plan?)

    It appears that Florida state law requires the counties to start their sales before or on June 1st, so they are all now finished, and I can't see any more starting until at least 3Q 2010. So that means we need to look at over-the-counter. Is anyone exploring OTC tax certs held in Florida?
