I have an older renovated house ( 5 min walk to beach/train) and 15 km from Melbourne cbd.
Small section of the house is 50 degree slope and the rest is ok. Current situation is liveable.

Its For PPOR. I have read alot about Footscray but to live there, I wouldnt consider it for its well known heroin problem.I work in the city, drive to work, so need to consider traffic and ease of driving to work.

I attended a smsf seminar and the employees recommended having atleast $300k before setting up a smsf to ensure that the management fees dont eode the benefits.
I was wondering if there are individuals that set up smsf with $100k with a view of investing in real estate?
