    I have just finished reading the book this week, but before I read it or even heard of it, I decided to purchase my 1st IP (settle late March). It’s negative geared, after reading Jan Somers’ books over the last couple of years that seemed like a pretty good idea. I have to say I like Steve’s idea of not having to go to work each day much better, and now am looking for some +ve CF property. I am still hoping for capital gain on my first IP, keeping it just means I need a +veCF IP to bring me back to neutral CF, then I can start getting +ve CF IPs to free me from my work one day!

    What’s the best way for me to find out about TRUSTs and how to start one – is there good information freely available ?

    Thanks for the replies….

    I think it’s too late to do anything differently now… settlement is 22/03, but I don’t think it will be positive CF for 5+ years as i’m paying interest only loan.

    Sounds like it’s a good idea to have an accountant that knows about all this… can anyone reccommend one in Syd CBD or Campbelltown NSW ?

    I know I always went to the Agency for a listing as well when I was renting… so I could see pictures! That said, I suppose it could be a good idea to make sure the agency is in a busy street for walk-in traffic right ?

    I got a couple of replies from agents in Toowoomba using questions similar to those yack suggested, and it seems like 7-8% + 1wks rent as letting fee is std. They also told me that vacancy rate in this town is around 1%.

    My IP is in Toowoomba (QLD) and I’m in Syd so I may not be able to meet any PMs before sometime after settlement when I can get up there.
