Subscribe to the monthly property magazines… They will be heaps cheaper than a seminar or 'wealth creation' service and you will probably learn a much broader range of things as well.

and if its like the HC houses in NSW with a minimum time of occupancy on there each time it sells before the time limit is up it has to restart (for example you live there 2 out of the 7 years and decided to sell, the buyer will have to sign a 7 year occupancy obligation) which would imply they arent a good resale home
How does that work Kerryn? If you sign saying that you have to occupy for 7 years but then can just sell and leave whenever?

I will be driving through Richmond on Wednesday! Will only be buying fuel not property though. Don't think I could ever live there though unless the pay was ridiculously good! which I doubt. Would be good if you could buy and bring in a kit home and rent it out but I don't think that is what they are after.
If you have access to PriceFinder or something similar you can see who owns the property (as they may not live there) and generally will have their address and phone number. Whether you are allowed to use that information or not I'm not sure.
If you think the owners live there then a letter in the mailbox would probably be ideal.
I'm having problems logging in with my iphone, worked first time on the laptop but on the phone every time I enter my login details it reloads page but doesnt log me in, there is no error message just returns to login page.

i was having the exact same troubles with my iPhone after the update! Was so frustrating for a while but I managed to get mine working! If you go into your iPhone settings and I think under the 'safari' tab you want to enable your cookies. I don't really understand all that but it seemed to work with me. I was having trouble with another site also so I knew it had to be my phone somehow. Let me know if it works.
Thanks for that. I will keep a close eye on them. Unlucky with NST.. looks like it has nearly tripled from 18 months ago! Would've been nice to have them then. MAD is my latest buy, unfortunately didn't have any in early January but got in early enough to be comfortably in the green. I think it has good potential and further to climb yet.
You say silver is running hard at the moment?… are you talking about silver miners share price or the price of the metal? I bought some silver bullion roughly 18 months ago for about $40/oz (yes, right at the peak ) and am yet to see them return to those highs! Obviously it is not a short term thing but I was expecting silver to do better then it has been lately!
Yeah it is amazing at what information is publicly available for the right price! Does come in handy when people like to talk themselves up saying how much they own and how little they paid thinking they can't be proved otherwise! Every now and then that makes my day
Sounds good Freckle! Is this heavily reliant on the slowing mining industry though? Or do you see the minimal capital outlay on your part as a hedge against anything that could happen short term?

Thanks for the replies! The strata fee's aren't too bad… between $2000 and $3000 pa, considering it has a gross yield of nearly 10% I shouldn't really be complaining.
I guess I was just curious as to whether it is a stupid idea to go the opposite way to the norm of Buying a block of units, strata title them and sell or revalue to add instant equity.

Turn off your hot water system (water supply) and check your meter again. This should indicate/confirm its a hot water side leak.
This is a much easier option than disconnecting the pipes as I suggested! haha you can tell I am not a plumber or had much to do with hot water systems!

I work with electricity not water but the principle of fault finding is similar – If you can't pin point the fault, break the circuit up to at least narrow it down.
I would definitely get another plumber in and just say you have a leak somewhere. Don't say you have a hot water leak as this could put them on the wrong track. Let them work out if it is a hot water leak themselves.
I know with electricians I have come across alot that are great at new installations but can't fault find to save their life. Maybe this plumber was the same?
